Armour Hills Feb 2017 Home Sales Stats

Not a lot of activity in Armour Hills in February regarding number of sold homes–however, that is normal as the first couple of months of the year are not popular times to list  due to traditionally cold weather.  Still, there was an increase in median sales price!  Let’s look at the February 2017 home sales for Armour Hills, and a comparison to last year.

Median list price:       $249,500

Median sales price:   $247,000     

Number of homes sold:  3    

That’s quite a jump in the median price for one year–however, larger and more expensive homes closed this year as compared to last.  Note that sellers are getting virtually their asking price.                   

Now let’s look at year to date:

Jan-Feb 2017                                                   

Median list price:      $314,500                                    

Median sales price:  $314,500                         

Number of homes sold:  9                                 

Days on market:             36

The lowest sales price so far this year $205,000 and the highest was $440,000.

Jan-Feb 2016

Median list price:        $249,950

Median sales price:    $252,500

Number of homes sold: 5

Days on market:            50

We are off to a good start this year–prices are up, and more homes are selling!  Currently in Armour Hills there are five active listings with a median price of $312,000 and five days on market.

Waldo Home Sales Report-Jan 2017

Last year was a strong year for home sales in Waldo.  Prices were up 4.5% over 2015, more homes sold and in a shorter amount of time.  This year is off to a good start as well. Here are the single family home sales for Waldo; the geographical area I am tracking is State Line to Holmes; Gregory to 85th St.

January 2017

Number of homes sold:       25

Median list price:                  $159,950

Median sales price:              $159,900

Average days on market:          36

The lowest sales price was $73,000 and the highest was $311,000.

January 2016

Number of homes sold:       21

Median list price:                 $163,950

Median sales price:              $163,950

Average days on market:       62

Although median price was lower last month as compared to a year ago, notice how  sellers are virtually getting the list price and homes are selling twice as fast so far this year.

Currently there are 18 single family homes for sale in Waldo with a median price of $157,400 and 27 days on market. The lowest list price is $96,000 and the highest is $339,500.

Armour Hills Home Sales Report-Jan 2017

Armour Hills was a hot location for homebuyers in 2016: many sellers got close to asking price; some homes had bidding wars!  Median prices were up almost 3% over 2015.  I think 2017 will be a strong sales year for our neighborhood as well.  Let’s check the January 2017 sales for Armour Hills in the Brookside area of Kansas City:

Median list price:                  $329,475

Median sales price:               $327,500

More expensive homes closed last month, pushing the median price higher.  Although only two homes sold in Jan 2016, one of them went for $12,555 over the asking price–so the median sales price is way higher than list price.

Currently there are just two homes for sale in Armour hills, with a median price of $315,000.

Waldo 2016 Home Sales Recap

Another year gone…another uptick in Waldo home sales!  First we will look at numbers for Dec 2016; then move on to a 2016 wrap up with comparisons to 2015. The figures are for single family home sales, using the boundaries of State Line to Holmes and Gregory to 85th:

Fewer homes sold last month compared to Dec 2015, but I think that was due to lack of inventory as demand was strong.  Notice how most sellers are getting asking price for their homes.

Median prices rose 4.5% in Waldo compared to 2015; more homes are selling and in a shorter amount of time. Waldo is a hot location for homebuyers!

Currently in Waldo, there are 17 single family homes for sale at a median list price of $165,000 and 58 days on market.  Lowest listing is priced at $106,900; highest is $479,999.

Armour Hills 2016 Home Sales Recap

It’s that time to look at 2016 home sales stats for Armour Hills in Brookside.  Overall, prices are up!  Let’s look at the December 2016 sales, and then move on to a 2016 recap.

Dec 2016:                                                 

Median list price:      $277,500                          

Median sales price:  $281,500                          

Number of homes sold:  8                                 

Days on market:             42

Dec 2015:       

Median list price:       $296,000

Median sales price:   $298,000     

Number of homes sold:  7    

Days on market:             28

Although median price was lower than last year, three of the eight homes that closed were sold at or over list price.                 

Now let’s look at the year 2016, as compared to previous years.:

The lowest sales price was $176,000; highest was $499,000.

2015

Median list price:        $269,700

Median sales price:    $266,750

Number of homes sold:  80

Median prices are up 2.9% over 2015, and sellers are virtually getting their asking price.  More homes sold in 2016, and in a bit shorter period of time.  

For reference, 2013 median sales price was $249,500 and in 2014, it was $236,500.  Sales prices up 10% since 2013!  That is reassuring to sellers as they are building equity; buyers can feel comfortable purchasing in a neighborhood gaining value.  

As of this posting,  there are just three homes for sale in Armour Hills, with a median list price of $315,000 and 16 days on market.

Brookside 2016 Home Sales Recap

If you know someone who bought or sold a house in Brookside last year…you probably heard stories of how ‘hot’ the market was.  Many homes sold for over list price; buyers often faced multiple offers on the same home. In this blog, we’ll look at the December 2016 home sales and a year end recap, with a comparison to the last few years as well.  Overall, median home prices continue to rise in Brookside! I’m using the main Brookside zip code of 64113 for this report, single family home sales.

December 2016

Median list price:               $335,000

Median sales price:           $329,248

Average days on market:     36

Number of homes sold:        20

(Lowest sales price was $162,000; highest sales price was $770,000).

Seventeen of the twenty homes closed sold for under $450,000–that brings down the median price compared to one year ago (see below). Also, fewer homes sold in Dec 2016.

December  2015

Median list price:                $350,000

Median sales price:            $341,000

Average days on  market:      28

Number of homes sold:          27

Compared to December 2015, prices are down a bit. In Dec 2016, seventeen of the twenty homes closed sold for under $450K and fewer homes sold. In Dec 2015, more higher priced houses sold.  

Now let’s check figures for 2016:


Median list price:         $352,500

Median sales price:     $350,000

324 homes sold; average 34 days on market.  The lowest sales price was $162,000 and the highest was $3,246,000.

2015

Median list price:         $333,750

Median sales price:     $327,500

342 homes sold; average 39 days on market.   

Note that fewer homes sold in 2016–inventory was down, pushing prices up.  Also, sellers were getting within 1% of the list price!  Overall, median home prices in Brookside were up 6.8% compared to 2015.

For reference, here are median sales prices for the past few years as comparison:

2013:  $295,000  (307 homes sold)

2014:  $306,000  (290 homes sold)

2015:  $327,500  (342 homes sold)

2016:  $350,000  (324 homes sold)

Prices are up 18% in four years!  Although interest rates are on the rise, I predict there will be a strong demand for updated, well maintained homes in our area this spring, especially in the $400K and under price range.

Currently there are 24 active single family listings in the Brookside zip code of 64113.   Eighteen of those are priced under $400K; five are over $1million.

Armour Hills Home Sales Report-Nov 2016

Even during the traditionally slower Fall home buying season…Armour Hills continues to be a hot  area for homebuyers.  Prices continue to rise compared to 2015.    Let’s look at the numbers:

Prices are up, and more homes are selling.  So far, the lowest sale in Armour Hills this year is $176,000 and the highest is $499,000.  Next month I will report 2016 year end results as well as December stats.

Waldo Home Sales Report-Nov 2016

Homebuyers continue to seek out Waldo as a place to put down roots!  Sales continue to outpace last year and prices –rising.  Here are the November 2016 stats for single family home sales in Waldo, using the boundaries of State Line to Holmes and Gregory to 85th:

November 2016

Number of homes sold:    29

Median list price:              $175,000

Median sales price:          $172,000

Average days on market:    15

The lowest sales price last month was $86,000 and the highest was $345,000.  

November  2015

Number of homes sold:      14

Median list price:              $157,475

Median sales price:          $162,500

Average days on market:    24

Twice as many homes sold this November compared to 2015; median sales price jumped up as well. Also, houses are going under contract faster.

So far this year, 11% more homes have sold and prices are up 3.39%.                           

Currently in Waldo, there are 34 single family homes for sale at a median list price of $165,000 and 52 days on market.

Brookside Home Sales Report-Nov 2016

As we come to a close on a very active real estate market for Brookside…prices are continuing to rise as demand is still strong, particularly in the $400K and less price range.   Here is the single family home sales report for Brookside (zip code 64113) for November  2016, and comparisons to last year:

November 2016

Median list price:               $350,000

Median sales price:           $349,000

Average days on market:     35

Number of homes sold:        25

(Lowest sales price was $202,000; highest sales price was $750,000).

You can see that sellers are getting virtually the asking price during contract negotiations.  Thirteen of the homes that closed last month were at or above asking price.

November 2015

Median list price:                $315,000

Median sales price:            $312,000

Average days on  market:      39

Number of homes sold:          19

Compared to November 2015, prices are up 11.68%. Part of that increase is due to lack of inventory–very often sellers will have multiple offers on  homes that are updated and  well maintained.

Median sales price:     $352,500

303 homes sold; average 35 days on market.

2015, January to November

Median list price:         $330,000

Median sales price:     $325,000

Home prices in Brookside are up 8.46% YTD.  

Currently there are 37 active single family listings in the Brookside zip code of 64113. Just seven of those homes are priced at $400K or less.  Ten homes are listed at $998,000 through $2,400,000.

Waldo Home Sales Stats-Oct 2016

Wonderful Waldo continues to be sizzling hot for home buyers!  Once again, median sales price is over list price for October 2016.   Let’s look at the numbers for this area-  Gregory to 85th St; Holmes to State Line Road:

October 2016

24 homes sold; median list price was $159,925 and median sales price was $163,500 with 17 days on market.  The lowest priced home sale was $93,000 and the highest was $275,000.

Sixteen homes sold at or above list price.

October 2015

31 homes sold; median list price was $144,900 and median sales price was $139,000 with 38 days on market. 

Checking year to date figures:

January – October 2016

333 homes have sold; median list price is $159,900 and median sales price is $160,000 with 22 days on  market.

January – October 2015

309 homes sold;  median list price was $155,000 and median sales price was $152,500 with 34 days on market.

Prices are up year to date 4.9% and homes are selling faster this year! Currently there are 39 homes for sale in Waldo with a median list price of $169,900 and 39 days on  market. Price range is $74,900 to $499,000.
