Armour Hills 2015 Home Sales Report

As I was reporting monthly stats on  Armour Hills homes throughout last year, I knew the trend was rising prices.  We’ve had a big increase in our home values–that’s good news for both sellers and buyers!  Let’s take a look at the specific numbers:

In 2015:

*79 homes sold

*Median list price:  $269,500

*Median sales price: $265,000

*Average days on market: 34

The highest sales price in Armour Hills was $461,000; the lowest was $139,000.

In 2014:

*70 homes sold

*Median list price:  $239,950

*Median sales price: $236,500

*Averages days on market: 32

The highest sales price in Armour Hills that year was $474,000; the lowest was $125,000.

A few more homes sold in 2015 than 2014, and the median sales price jumped 12%!  

It’s good news for both buyers and sellers because…buyers want to purchase in an area where home values are going up (not down); and sellers want to continue to gain equity in their homes. Brookside Home Prices Up Over 10% in 2015

Here we go, Brookside neighbors….a recap of 2015 home sales for our area.  The good news? Prices are up.  The bad news? Not much desireable  inventory in the critical $225-325K price range.   I am reporting closed single family home sales for the Brookside zip code of 64113:  

In 2015:

* 342 homes sold.

* The median list price was $337,750; the median sales price was $309,475.

* Average days on market:  39.  

*Seven homes sold for over $1 million. Highest sales price was a $1.8 million home on West Meyer Blvd.    

*53 homes sold for over $500K.

In 2014:

*289 homes sold.

*The median list price was $307,000; median sales price was $295,000.

*Average days on market:  41

*Two homes sold over $1 million.

*42 homes sold for over $500K.

These number show us that prices are going up, and more homes are selling.  The days on market are virtually the same (days on market is how long a home sits before going under contract).  Upper bracket buyers (for homes $500K and up) were more active in 2015 than the previous year. 

Now let’s look at a few more figures to show trending home prices.  Below are the median sales prices for each year and how many units sold:

2013:  $295,000 median sales price; 307 homes sold.

2012:  $277,000 median sales price; 296 homes sold.

2011:  $249,000 median sales price; 210 homes sold.

In 2015, prices increased in Brookside 11% over the previous year.

Since 2011, we’ve seen a 32% increase in prices in our neighborhood!!!  

We continue to have a thriving, desirable location for buyers of all price ranges  here in Brookside. For those sellers who maintain their properties, keep them updated and move in ready–expect to have a quick sale, especially in the $225-$300K price range. Lower priced homes that need a lot of updating and repair also go under contract quickly–they are ‘flipped’ by investors.

Armour Hills Home Sales Stats – Nov 2015

Good morning neighbors!  Are you in the thick of holiday hoopla?  Just imagine moving during this hectic season!  We had a few homes close last month in Armour Hills, and prices continue to rise.  Here are the details for  single family home sales In Armour Hills in November 2015:

In November 2015, four  homes sold with a median list price of $274,950 and a sales price of $276,000 with 70 days on market.    Interestingly, three of the four homes sold were on East Winthrope.

In November 2014, six  homes sold with a median list price of $264,950 and a median sales price of $259,500 with 67 days on the market.

You will notice that the median sales price was higher than the list price–that is because one of the homes probably had closing costs added to the list price.  The other homes sold very close to list price.

Checking year-to-date figures:

From January through November 2015, 73 homes have sold with a median list and sales price of $265,000 with 34 days on market.

From January through November 2014, 61 homes sold with a median list and sales price of $239,950 and sales price of $239,950 with 31 days on market.

It is unusual to have the list and sales price be the same figure.  However, buyers are paying top dollar to move into Armour Hills..when the property is priced correctly.

So far this year median sales prices are up over 10% compared to 2014 for Armour Hills.  Next month I will have the usual December figures as well as a year to date comparison for the past few years.  Currently there are 5 homes for sale, with a median list price of $249,500 and 88 days on market.

Armour Hills Home Sales Report Oct 2015

Autumn is the prettiest season in Armour Hills…soon all the colorful  leaves will be gone, and we’ll see naked sticks outlining the sky. I  also think the trees look the brightest when the skies are a dull gray color. We have a few new households arrive in our neighborhood last month…welcome!    Here are details for  single family home sales In Armour Hills as of last month:

In October  2015, four  homes sold with a median list price of $244,475 and a sales price of $243,000 with 23 days on market.    

In October 2014, six  homes sold with a median list price of $231,950 and a median sales price of $219,750 with 30 days on the market.  

Prices are up compared to last October, and sellers are getting very close to the list price for their homes.  

Checking year-to-date figures:

From January through October 2015, 69 homes have sold with a median list price of $265,000 and a median sales price of $265,000 with 32 days on market.  

From January through October 2014, 55 homes sold with a median list price of $239,950 and sales price of $239,950 with 28 days on market.

Did you notice the median list price and sales price are the same figure for both?? Buyers are paying top dollar to move into Armour Hills..when the property is priced correctly.    

As you can see, we are still way ahead as far as number of homes sold and median sales price compared to 2014.  Currently there are five homes for sale, with a median list price of $229,000  and 97 days on market.

Brookside Home Sales — August 2015 Report

This blog may give you a feeling of deja vu.. once again I am reporting strong home sales for Brookside in August 2015…as I have been all year.  Prices are up, inventory is down, and many homes are selling within days of being listed.  Here are the single family home sales for last month in the Brookside zip code of 64113:

In August 2015, 30 homes sold.  The median list price was $382,000 and the median sales price was $363,750.  Average days on market: 27. Twelve homes sold over the $400K mark.

In August 2014, 23 homes sold.  The median list price was $375,000 and the median sales price was $357,000.  Average days on  market: 53.

The lowest sale price last month was $142,500 and the highest was $1,257,500 for a Sunset Hills home on W. 56th St. Note the days on market were fewer –this August it was less than 30 days before a house was under contract on average.       

Checking year to date figures:

From January through August  2015, 246 homes sold with a median list and sales price of $325,000 and 38 days on market.   

From January through August 2014, 187 homes sold. The median list price was $320,000 and median sales price was $311,000 and 36 days on market.

Currently there are 57 single family homes for sale in the Brookside zip code of 64113, with a median list price of $539,900 and 80 days on market.  The lowest listing is priced at $199,500 and the highest is just under $4 million. Over half the homes (40) are priced over $500,000, which ramps up the median listing price.

Armour Hills Home Prices Drop in 2014

Overall, Brookside home values were up for the year 2014. However, in Armour Hills, we experienced a drop in home prices.  This is unusual, as we finished 2013 up about 15%  from 2012.   Let’s take a look at the numbers, starting with December:

In December 2014, 9  homes sold.  The median list price was $239,900 and the median sales price was $236,000.  Average days on market: 55.

In December 2013, 7  homes sold.  The median list price was $229,000 and the median sales price was $224,900.  Average days on market: 20.

Here are the Armour Hills home sales stats, comparing 2013 to 2014:

In 2013, 82 homes sold with a median sales price of $249,000 and 20 days on market.

In 2014, 70 homes sold with a median sales price of $236,000 and 31 days on market.

Those figures represent a  drop of just over 5% in sales price.  Why?  In 2013, 22 homes sold at a price of $300K or higher, and 12 sold under $200K.  In 2014, we had just 15 homes sell over that $300K figure and 17 sell at $200K or less.  Overall, for sale homes were priced less and sold for less than the previous year.  I’m not concerned about the difference–Armour Hills is still a desirable area for homeowners and when homes are well maintained and updated, buyers will pay more.  For our zip code of 64113, there was an increase in prices of 3.72% from 2013 to 2014.

Currently there are 11 homes for sale in Armour Hills, with a median price of $269,900 and 85 days on market. Hopefully we will experience a rise in 2015 in Armour Hills home values.

Brookside Home Prices Rise in 2014

 

 

Good news for Brookside homeowners!  Once again our home values increased in 2014!  I just checked the stats for single family homes sales last year (in zip code 64113)  and properties continue to sell at an overall higher price than 2013.  Below I am outlining the details, with a comparison of the last several years for reference.

For the year, prices are up 3.72% from 2013, and 11.27% since 2012.  The average time a house sits for sale before going under contract shrunk by a few days; the number of homes sold down by a few units.  

Brookside continues to be a popular location for all types of homeowners.  In 2014 we saw several teardowns on our area plus the rehabbers continuously snap up houses to update and flip.  The east side of 63rd St is bustling with  new businesses and office space.  Current homeowners add on to existing homes, update interiors and there are more school choices for young children.  All of these improvements add to the desirability of Brookside as a place to live which translates into higher home values.   (Also – 2015 is a property tax reassessment year for Jackson County, so you may see an increase in your property taxes.)  

I will briefly mention December 2014 stats as well:  nine homes sold, with a median sales price of $236,000.  In December 2013, seven homes sold at a median price of $224,900.

Currently there are  single family homes for sale in the Brookside zip code of 64113 with a median list  price of $425,000 and 130 days on market.   (All figures taken from Heartland MLS and deemed reliable but not guaranteed).

Armour Hills (Brookside) November 2014 Home Sales Stats

We are just about at the end of the year and I am very curious about how our Armour Hills home sales will finish out compared to 2013.  As for the November 2014 stats, there is a drop in median sales price compared to a year ago.  However–that’s the housing market: some months strong, other months are slow.  No need to worry–overall, our neighborhood is thriving.  So let’s look at the Armour Hills home sales (in Brookside, Kansas City MO)  for November 2014, with comparisons to one year ago:   

In November 2014, six homes sold with a median sales price of $235,000 and 40 days on market. The median list price was $239,900. The lowest sale was $190,000 and the highest was $370,000.

In November 2013, four homes sold with a median sales price of $253,950 and 27 days on market.  The median list price was $258,000.

The November drop in median sales price is  a repeat of October 2014 stats as well.  Although more homes closed this year compared to 2013, there was a $398,000 home sale last year that brings the median price up significantly.  Overall, the $235K price is more typical for Armour Hills.  

Now let’s compare year-to-date figures:

For the first eleven months of 2014, 61 homes sold with a median price of $239,950 and 31 days on market.

For the first eleven months of 2013, 75 homes sold with a median price of $255,000 and 20 days on the market.

The numbers are lower from a year ago but when I post 2014 stats next month, I will  compare final numbers and the last few years as well to see the trend.  There may be a drop in overall median price from 2013 to 2014.   We have 11 active listings in Armour Hills right now, with a median price of $269,900 and 66 days on market.  The longer days on market, compared to the average, tells us these homes may be overpriced,  or in need of some updating–that’s why they are still for sale.  Buyers are out there, and they want to live in Brookside–most of them want move-in ready, updated homes.

Armour Hills September 2014 Homes Sales Stats

PrintSome interesting home sales statistics to report for Armour Hills in Brookside today–I am blogging information for September 2014 and year to date figures.  Although we are in the typically slower season for home sales (after the spring/summer rush)– some new listings are going under contract very quickly.  Let’s look at the numbers:

In September 2014, six homes sold with a median sales price of $272,000 and 4 days on market. The median list price was $275,000.  The difference between list and sales price was just a bit over 1%.  Three of the six homes we under contract within  a day or two of  hitting the market.  What does this mean?  There are buyers who are ready to buy now, if the house is well priced and move-in ready. It’s obvious these buyers were ready to jump on any new listing that fit their criteria.  (In addition, we had our highest Armour Hills sale so far this  year, at an eye popping $474,000-cash!).

In September 2013, five homes sold with a median sales price of $258,000 and 4 days on market.  The median list price was $ 272,000.  Again, three of the five homes were under contract within a day of going up for sale.  

Now let’s compare year-to-date figures:

For the first nine months of 2014, 49 homes sold with a median price of $243,000 and 28 days on market.

For the first nine months of 2013, 62 homes sold with a median price of $250,000 and 20 days on the market.

We see a slip in average sales price and fewer numbers of homes selling in YTD numbers.

Currently there are 18 homes for sale in Armour Hills, at a median price of $225,000.  The lowest list price at $160,000 and the highest at $375,000.

Brookside Home Sales Stats – September 2014

Interesting statistics to report regarding Brookside home sales last month.  Prices are down for the month and year to date compared to 2013.  Here’s the breakdown, using single family home sales for zip code 64113:

In September 2014, 32 homes sold.  Median sales price was $289,950 and 45 days on  market.  The lowest sales price was $164,950 and the highest was $2,727,420 (that’s the highest MLS recorded sale so for this year).  Seven homes sold at $500K or higher, and there were two sales over $1million.

In September 2013, 27 homes sold.  The  median sales price was $346,000 and 55 days on market.   The lowest sales price was $180,000 and the highest was $750,000.

Although a few more homes sold this September and we experienced lower days on market, overall average price was way down.  A partial reason for the drop is that in Sept 2013, four homes sold for over asking price, and more expensive homes sold a year ago.  

Looking at year to date figures:

From Jan-September 2014, 219 homes sold at a median sales price of $306,000 and 37 days on market.

From Jan- September  2013, 248  homes sold at a median sales price of $299,900 and 47 days on market.  

You can see that fewer homes are selling this year because inventory is lower and the homes that aren’t selling have issues of some kind (not updated, overpriced, poor location, etc).  Average prices are higher showing there is still a demand for homes in the area, and buyers are willing to pay more to get what they want.

Currently there are 90 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $399,950 and 83 days on market.  Thirty of  the 90 homes are priced over $500K, while ten of those homes are priced over $1million.   There is a definite shortage of updated, move in ready homes in the Brookside/Waldo area priced between $200-$250K right now.  As we move into the holiday season, there will be few listings on the market and buyers may decide to wait  until next year to look at a fresh crop of homes for sale.
