Armour Hills Home Sales Recap-Dec 2019

I’ve said a few times last year that Armour Hills has some of the fastest growing home values in Brookside–and these year end stats support that statement. Why?  Several reasons I think:  a wider variety of home prices; close to Brookside/Waldo amenities; lots of curb appeal and interior charm; a strong homes association; Arbor Villa park sits in the middle of the subdivision.  Let’s look at the numbers:

December 2019                                        December 2019

Median list price:    $402,000                Median list price:     $276,950

Median sales price:  $397,000               Median sales price:   $272,500

No. of homes sold:    2                             No. of homes sold:      2

Days on market:      24                            Days on market:          65

Technically prices rose 31% over December 2018, however this is a bit of a fluke–only two homes sold each year, and obviously last month it was the larger, more expensive homes.  The YTD comparisons tell the real story:

Year             Med. List Price           Med. Sales Price          No. Sold          DOM

2019              $339,900                         $340,000                         82                   21

2018              $315,000                         $315,000                        80                     9

2017             $314,500                         $312,500                          9                      7

2016             $275,000                          $274,500                         91                  21

2015             $269,700                           $266,750                        80                  28

The number of homes sold each year is very consistent, and sellers are getting very, very close to asking price.  Since 2015, values up 27.4% in five years; Brookside (using zip code 64113) values are up 13.8% during the same time period. Armour Hills…hot neighborhood for buyers!

Currently there are four active listings, with a median list price of $367,475 and 42 days on market.

Armour Hills Home Sales Report – Oct 2019

I’ve already report October home sales stats for Brookside and Waldo–both areas down a bit from Oct 2018. But not Armour Hills–my neighborhood going up up up this year!  It is a much smaller sample of homes than Waldo and Brookside (and of course, Armour Hills included in the Brookside numbers) but still an indication of how desirable this area is for home buyers.  Here are the stats:

October 2019                                                October 2018

Median list price:     $349,950                   Median list price:     $317,000

Median sales price:    $340,000                 Median sales price:   $310,750

No. of homes sold:        7                             No. of homes sold:     12

Days on market:          42                             Days on market:         3

The reason the days on market was so much longer this year is that one Armour Hills home that was on the market well over six months finally closed.  Checking year-to-date numbers:

Jan-Oct 2019                                                      Jan-Oct 2018

Median list price:     $346,250                        Median list price:     $315,000

Median sales price:   $342,500                       Median sales price:    $315,750

No. of homes sold:     76                                   No. of homes sold:      74

Days on market:         14                                   Days on market:         9

Compared to last year, Armour Hills home values are up just over 8% so far this year.  The lowest closed sale so far is $241,000 and the highest is $500,000.  Currently there are six active listings, ranging from $339,900 to $529,000 and 11 days on market.

Armour Hills Home Sales Report-Aug 2019

Whew, the Armour Hills subdivision in Brookside continues to rise in value compared to the Brookside zip of 64113 as a whole.  I think this is primarily due to location, the park amenity, the range of home pricing, a strong homes association and the charm of the neighborhood.  Sales are steady, prices are up. Here’s the stats:

Aug 2019                                                       Aug 2018

Median list price:     $377,500                  Median list price:     $327,450

Median sales price:   $374,250                 Median sales price:   $322,500

No. of homes sold:     6                              No. of homes sold:     10

Days on market:        5                                Days on market:        22

Fewer homes closed last month compared to a year ago–and look at the days on market:  homes went under contract within just a few days of listing.  Below are the year-to-date stats:

Jan-Aug 2019                                                   Jan-Aug 2018

Median list price:     $345,000                      Median list price:     $315,000

Median sales price:   $345,000                     Median sales price:    $320,000

No. of homes sold:     61                                No. of homes sold:     58

Days on market:         15                                Days on market:      9

Home values are up 7.8% YTD over 2018.  That’s impressive.   I’d like to buy another house in Armour Hills now–to have when it’s time to downsize to one level living!  Currently there are six homes for sale, with an average list price of $389,975 and 16 days on market. Prices range from $229,900 to $519,000 (!)–over $500K is rare for this subdivision.

Armour Hills Home Sales Report-June 2019

As a Brookside neighborhood (Armour Hills is one of the larger subdivisions in the area), buyers are still snapping up homes quickly–yet the market does appear to be slowing down..probably usual mid July slump as so many people head out of town on vacation. Here are the stats for June home sales in Armour Hills:

June 2019                                                                    June 2018

Median list price:     $329,000                                 Median list price:     $315,000

Median sales price:    $329,000                               Median sales price:     $322,500

No. of homes sold:        9                                          No. of homes sold:      8

Days on market:          24                                           Days on market:          6

Last month, the average days on market were longer, but still sellers are getting very close to list price.  The lowest closed sale in June was $293,000 and the highest was $358,000.  Here are YTD figures:

Jan-June 2019                                                            Jan-June 2018

Median list price:     $347,500                                 Median list price:     $314,900

Median sales price:   $350,000                             Median sales price:     $315,000

No. of homes sold:      43                                         No. of homes sold:      37

Days on market:         24                                          Days on market:         5

Home values up 11% compared to the same period last year.  I don’t think that percentage will be sustained through the end of the year. Currently there are 9 active listings in Armour Hills, ranging from $239,000-$379,500 and 57 days on market.  Median list price is $284,950.

(All numbers taken from Heartland MLS; deemed reliable but not guaranteed.)

Armour Hills Home Sales Report-May 2019

I’m still amazed at how quickly Armour Hills home values have shot up since the recession–home ownership is a good investment!  Houses are still selling very quickly at close to asking price.  Here are the numbers:

May 2019                                                                   May 2018

Median list price:     $365,000                                Median list price:     $325,000

Median sales price:   $359,000                               Median sales price:   $320,000

No. of homes sold:      12                                          No. of homes sold:    7

Days on market:           8                                           Days on market:       5

Most new listings went under contract within a week of hitting the market. The highest closed price last month was $460,000.  Below are year-to-date figures:

Jan-May 2019                                                          Jan-May 2018

Median list price:       $350,000                            Median list price:       $312,000

Median sales price:    $355,000                            Median sales price:    $310,000

No. of homes sold:      35                                        No. of homes sold:  29

Days on market:           26                                       Days on market:      5

At almost the halfway point in the year, Armour Hills home prices are up 14.5% over same period last year.  Are you surprised that your property tax assessment is climbing so quickly?? Currently there are 7 active listings, with a median price of $296,500 and 30 days on market.

Armour Hills Home Sales Report-March 2019

Regular readers of this blog will know how much the home values in the Armour Hills subdivision of Brookside have risen over the past few years. So far in 2019, Armour Hills is beating Brookside as a whole for the increase.  See stats below!

March 2019                                                        March 2018

Median list price:     $339,900                        Median list price:     $269,500

Median sales price:   $327,000                       Median sales price:  $265,500

No. of homes sold:        7                                  No. of homes sold:      14

Days on market:          69                                   Days on market:           6

Here are YTD figures:

Jan-March 2019                                               Jan-March 2018

Median list price:     $339,900                      Median list price:     $289,475

Median sales price:   $327,000                     Median sales price:  $287,000

No. of homes sold:        13                              No. of homes sold:     16

Days on market:             81                             Days on market:        14

Prices are up 13.9% YTD whereas the entire Brookside neighborhood (using zip 64113)   dropped just over 1% same period. However, the Armour Hills sample is much smaller and there is such a huge range of home prices in Brookside (from the $200s into the millions) that this could just be a fluke. We are just now into the busy spring buying season–and I know the demand is strongest for homes priced under $400K–which is just where Armour Hills prices fall.  The numbers should even out more as the year goes on.

Currently there are 11 homes for sale in Armour Hills, with a median list price of $360,000 and 17 days on market.

Armour Hills Home Sale Report-Feb 2018

Are we headed for a slowdown in the housing market this year?  So far, not in the Brookside/Waldo area.  And in my neighborhood of Armour Hills, homes are still moving quickly although fewer are selling–so far. Here are the home sales stats for last month:

Feb 2019                                                                    Feb 2018

Median list price:     $362,499                               Median list price:     $306,950

Median sales price:  $352,500                               Median sales price:  $304,500

No. of homes sold:    4                                            No. of homes sold:       6

Days on market:       87                                           Days on market:          3

That median sales price was quite a jump from last February, however three of the four homes that closed last month were over $350,000.  Here are the YTD figures:

Jan-Feb 2019                                                                Jan-Feb 2018

Median list price:     $324,975                                   Median list price:     $299,500

Median sales price:  $321,000                                  Median sales price:   $299,500

No. of homes sold:     6                                              No. of homes sold:      10

Days on market:        84                                             Days on market:          4

Home values are up 7% compared to last year.  Currently there are six homes listing in Armour Hills, with a median price of $339,925 and 21 days on market.

(All stats taken from Heartland MLS; deemed reliable but not guaranteed.)

Armour Hills Home Sales Stats-Oct 2018

Home sales are slowing down, yet Armour Hills listings continue to go under contract quickly.  Although last month, the lower priced homes sold in AH. Here are the stats for single family homes in the Armour Hills subdivision of Brookside, Kansas City MO:

October 2018                                                   October 2017

Median list price:   $309,000                         Median list price:     $359,500

Median sales price:    $296,500                     Median sales price:    $359,500

No. of homes sold:      11                                No. of homes sold:     7

The lowest priced home last month closed at $237,500, several thousand over the list price of $215,000. The highest sale was $413,500.

Here are year-to-date figures:

Jan-Oct 2018                                                      Jan-Oct 2017

Median list price:     $315,000                        Median list price:     $314,750

No. of homes sold:     72                                  No. of homes sold:     82

Days on market:        9                                     Days on market:      9

Year to date, home prices have barely budged in Armour Hills however…this may be a fluke with October figures, because prices have been on the rise.  Will have to wait and see how things shake out for the year.

Currently there are ten active listings with a median list price of $386,200 and 73 days on market.  The highest priced home for sale is $525K–unusually high for our subdivision.  Will see if it sells for that much!

Armour Hills Home Sales Stats-Aug 2018

Quite a few homes closed in Armour Hills last month–our subdivision continues to be one of the most desirable neighborhoods in Brookside!  Below are the stats and year-to-date comparisons:

August 2018                                                              August 2017

Median list price:     $327,450                          Median list price:    $285,000

Days on market:          22                                  Days on market:        19

It’s unusual for there to be such a large difference in the YTD sales price–over $37,500–however last August, more of the lower priced AH homes closed.  The lowest price last month was $217,500 and the highest was $370,000.

Now for year-to-date numbers:

Jan-Aug 2018                                                    Jan-Aug 2017

Median list price:     $315,000                       Median list price:     $315,000

Median sales price:  $320,000                       Median sales price:    $312,500

No. of homes sold:      55                               No. of homes sold:     71

Home values are up 1.5% over last year at this time and fewer homes have sold–the days on market are about the same.  Note actual sales prices are over list price for the year–indicating strong buyer interest and multiple offer situations.

Currently there are 6 homes for sale in Armour Hills, with a median list price of $394,950 and 53 days on market.

(All stats taken from Heartland MLS; deemed reliable but not guaranteed.)
