Armour Hills Home Sales Report-Aug 2019

Whew, the Armour Hills subdivision in Brookside continues to rise in value compared to the Brookside zip of 64113 as a whole.  I think this is primarily due to location, the park amenity, the range of home pricing, a strong homes association and the charm of the neighborhood.  Sales are steady, prices are up. Here’s the stats:

Fewer homes closed last month compared to a year ago–and look at the days on market:  homes went under contract within just a few days of listing.  Below are the year-to-date stats:

Home values are up 7.8% YTD over 2018.  That’s impressive.   I’d like to buy another house in Armour Hills now–to have when it’s time to downsize to one level living!  Currently there are six homes for sale, with an average list price of $389,975 and 16 days on market. Prices range from $229,900 to $519,000 (!)–over $500K is rare for this subdivision.

Armour Hills Home Sales Report-June 2019

As a Brookside neighborhood (Armour Hills is one of the larger subdivisions in the area), buyers are still snapping up homes quickly–yet the market does appear to be slowing down..probably usual mid July slump as so many people head out of town on vacation. Here are the stats for June home sales in Armour Hills:

Last month, the average days on market were longer, but still sellers are getting very close to list price.  The lowest closed sale in June was $293,000 and the highest was $358,000.  Here are YTD figures:

Home values up 11% compared to the same period last year.  I don’t think that percentage will be sustained through the end of the year. Currently there are 9 active listings in Armour Hills, ranging from $239,000-$379,500 and 57 days on market.  Median list price is $284,950.

Armour Hills Home Sales Report-March 2019

Regular readers of this blog will know how much the home values in the Armour Hills subdivision of Brookside have risen over the past few years. So far in 2019, Armour Hills is beating Brookside as a whole for the increase.  See stats below!

Prices are up 13.9% YTD whereas the entire Brookside neighborhood (using zip 64113)   dropped just over 1% same period. However, the Armour Hills sample is much smaller and there is such a huge range of home prices in Brookside (from the $200s into the millions) that this could just be a fluke. We are just now into the busy spring buying season–and I know the demand is strongest for homes priced under $400K–which is just where Armour Hills prices fall.  The numbers should even out more as the year goes on.

Currently there are 11 homes for sale in Armour Hills, with a median list price of $360,000 and 17 days on market.

Armour Hills 2018 Home Sales Recap

Interesting year for home sales in Brookside’s Armour Hills subdivision.  So  many houses sold for way over the asking price, yet overall, value didn’t rise as much as I expected.  Let’s take a look at the stats, starting off with December figures.

Fewer homes sold in 2018, and home values rose just .8% compared to 2017.  Several AH homes sold last year for well over the asking price–many for $10-20K over, the highest was $38,000 above list price!  As you can see from the above list/sales price figures, most houses went under contract quickly and  closed at asking price.  Armour Hills is one of the most popular subdivisions in Brookside, and I feel demand will be strong in 2019.

Currently there are four homes listed, with a medium asking price of $364,450 and 58  days on market.

Quite a few homes closed in Armour Hills last month–our subdivision continues to be one of the most desirable neighborhoods in Brookside!  Below are the stats and year-to-date comparisons:

It’s unusual for there to be such a large difference in the YTD sales price–over $37,500–however last August, more of the lower priced AH homes closed.  The lowest price last month was $217,500 and the highest was $370,000.

Home values are up 1.5% over last year at this time and fewer homes have sold–the days on market are about the same.  Note actual sales prices are over list price for the year–indicating strong buyer interest and multiple offer situations.

Currently there are 6 homes for sale in Armour Hills, with a median list price of $394,950 and 53 days on market.

Armour Hills Home Sales Stats-Jan 2018

As I write this blog, I am looking ahead wondering if Armour Hills will again be one of the most desirable neighborhoods for buyers in 2018. Last year the average days on market for a new listing in Armour Hills was just 7, and median home prices increased 14.9% over 2016. Those numbers say a lot about how strong this neighborhood is.

Let’s take a look at the stats for last month:

Although the median home sales price was much lower than 2017, that reflects the fact  lower prices homes sold last month.  Still, three of the four homes that sold were at or above list price. The highest sales price was $340,000 and the lowest was $185,000.  I believe Armour Hills will again be a strong destination for home buyers this year.

Currently there are five active listings in Armour Hills, with a median price of $345,000 and 71 days on market.

Armour Hills Feb 2017 Home Sales Stats

Not a lot of activity in Armour Hills in February regarding number of sold homes–however, that is normal as the first couple of months of the year are not popular times to list  due to traditionally cold weather.  Still, there was an increase in median sales price!  Let’s look at the February 2017 home sales for Armour Hills, and a comparison to last year.

That’s quite a jump in the median price for one year–however, larger and more expensive homes closed this year as compared to last.  Note that sellers are getting virtually their asking price.

We are off to a good start this year–prices are up, and more homes are selling!  Currently in Armour Hills there are five active listings with a median price of $312,000 and five days on market.

Armour Hills Home Sales Report-Jan 2017

Armour Hills was a hot location for homebuyers in 2016: many sellers got close to asking price; some homes had bidding wars!  Median prices were up almost 3% over 2015.  I think 2017 will be a strong sales year for our neighborhood as well.  Let’s check the January 2017 sales for Armour Hills in the Brookside area of Kansas City:

More expensive homes closed last month, pushing the median price higher.  Although only two homes sold in Jan 2016, one of them went for $12,555 over the asking price–so the median sales price is way higher than list price.

Currently there are just two homes for sale in Armour hills, with a median price of $315,000.

Home buyers continue to see Armour Hills as a desireable place to purchase a home…the trend continues of buyers paying more than the asking price to purchase in this Brookside neighborhood. Here are the home sales stats for June 2016:

Although the median price is lower than July 2015, pay attention to the year-to-date figure:  prices are running 3.8% higher in 2016 and spending fewer days on market. Less homes for purchase means prices go up.

Currently there are just 4 homes for sale in Armour Hills, with a median list price of $225,000   and 12 days on market.
