Armour Hills Home Sales Report-April 2019

Armour Hills continues it’s upward climb in home values again last month, with values way up YTD.  Let’s take a look at the numbers in this large Brookside subdivision of just under 1000 homes:

Nine out of the ten homes that closed last month sold at or above list price.  And here are the year-to-date figures:

So far this year, home values up 14.9% in Armour Hills!  The sellers’ market continues for this neighborhood.  Currently there are ten homes listed, with a median price of $366,975 and 24 days on market.

Armour Hills Home Sales Report-March 2019

Regular readers of this blog will know how much the home values in the Armour Hills subdivision of Brookside have risen over the past few years. So far in 2019, Armour Hills is beating Brookside as a whole for the increase.  See stats below!

Prices are up 13.9% YTD whereas the entire Brookside neighborhood (using zip 64113)   dropped just over 1% same period. However, the Armour Hills sample is much smaller and there is such a huge range of home prices in Brookside (from the $200s into the millions) that this could just be a fluke. We are just now into the busy spring buying season–and I know the demand is strongest for homes priced under $400K–which is just where Armour Hills prices fall.  The numbers should even out more as the year goes on.

Currently there are 11 homes for sale in Armour Hills, with a median list price of $360,000 and 17 days on market.

Armour Hills 2018 Home Sales Recap

Interesting year for home sales in Brookside’s Armour Hills subdivision.  So  many houses sold for way over the asking price, yet overall, value didn’t rise as much as I expected.  Let’s take a look at the stats, starting off with December figures.

Fewer homes sold in 2018, and home values rose just .8% compared to 2017.  Several AH homes sold last year for well over the asking price–many for $10-20K over, the highest was $38,000 above list price!  As you can see from the above list/sales price figures, most houses went under contract quickly and  closed at asking price.  Armour Hills is one of the most popular subdivisions in Brookside, and I feel demand will be strong in 2019.

Currently there are four homes listed, with a medium asking price of $364,450 and 58  days on market.

Armour Hills Home Sales Stats-Nov 2018

Armour Hills homes sales are steady…and so are prices, looking at year-to-year comparison.  First up–here are November 2018 stats for the Armour Hills subdivision of Brookside:

Although the sales prices were way down from last November, not to worry–more expensive homes sold a year ago and three of the four homes that closed were at or over list price.  Take a look at the overall YTD numbers below:

The numbers are remarkably the same from one year ago, except that homes have been going under contract faster this year.  Currently there are eleven homes for sale in Armour Hills, with a median list price of $374,999 and 78 days on market. Prices range from $287,500 to $525,000.

Armour Hills Home Sales Stats-Oct 2018

Home sales are slowing down, yet Armour Hills listings continue to go under contract quickly.  Although last month, the lower priced homes sold in AH. Here are the stats for single family homes in the Armour Hills subdivision of Brookside, Kansas City MO:

The lowest priced home last month closed at $237,500, several thousand over the list price of $215,000. The highest sale was $413,500.

Year to date, home prices have barely budged in Armour Hills however…this may be a fluke with October figures, because prices have been on the rise.  Will have to wait and see how things shake out for the year. 

Currently there are ten active listings with a median list price of $386,200 and 73 days on market.  The highest priced home for sale is $525K–unusually high for our subdivision.  Will see if it sells for that much!

Armour Hills Home Sales Stats-Aug 2018

Quite a few homes closed in Armour Hills last month–our subdivision continues to be one of the most desirable neighborhoods in Brookside!  Below are the stats and year-to-date comparisons:

It’s unusual for there to be such a large difference in the YTD sales price–over $37,500–however last August, more of the lower priced AH homes closed.  The lowest price last month was $217,500 and the highest was $370,000.

Home values are up 1.5% over last year at this time and fewer homes have sold–the days on market are about the same.  Note actual sales prices are over list price for the year–indicating strong buyer interest and multiple offer situations.

Currently there are 6 homes for sale in Armour Hills, with a median list price of $394,950 and 53 days on market.

Interesting stats for the Armour Hills subdivision in Brookside–a slight dip in home values to report and several homes currently on the market.  That’s a change from previous months.  Let’s look at the numbers:

Median home prices are down 2% compared to 2017, however this may be a one month blip.  Homes are still selling quickly in Armour Hills and there is less inventory than 2017.  Currently there are 13 active listings, at a median list price of $329,000 and 33 days on market.

Armour Hills May 2018 Home Sales Report

Armour Hills continues to be one of the most desirable neighborhoods for Brookside home buyers.  Most homes are under contract within a few days of listing.  And many homes sell for over the asking price.  Let’s look at the specific stats:

Although YTD prices are running behind 2017, homes are still selling fast and generally, for over asking price. The highest sale in Armour Hills so far this year was $465,000 and the lowest was $180,000.  Currently there are 9 homes for sale in Armour Hills, with a median list price of $339,000 and 27 days on market.

Armour Hills Home Sales Report-April 2018

Interesting home sales stats for the Armour Hills subdivision last month, and year to date comparisons.  Armour Hills remains a very popular area for homebuyers, due to it’s charming 1920s homes, various price range and styles and location near Brookside and Waldo shops.  First let’s look at the monthly figures:

Both months show final sales price over list price, and homes going under contract in less than two weeks.  Last month, five homes sold over asking price; one was $38K over and another was $31K over…almost unbelievable, but I see this same thing happening in other parts of the metro area. Compared to April 2017, prices are up 9.5%.

Year to date, prices are down just under 4%.  However, note that so far this year, homeowners are getting asking price or over, for the most part.  It’s definitely a strong market favoring sellers. Currently there are 8 homes listed in Armour Hills, with a median price of $342,000 and 31 days on market.

Home prices in Armour Hills are lower than what they were last year at this time–could the demand for this desirable Brookside neighborhood be slowing down?  I don’t think so–it’s too early in the year to make a definitive judgement.  Here are the stats, with YTD comparison as well:

You can see the  median sales price is much lower than last year.  One of the reasons the days on market is longer is one particular home in Armour Hills that has been for sale several weeks now.
