I’m enjoying looking out the window, appreciating the beauty of this first snowfall of the season!  So nice to work from home and not have to drive to the office.  Just checked the November home sales for Armour Hills..let’s take a look at the numbers:

In  November  2012, 4 homes sold.  The average list price was $234,988 and the average sales price was $225,613. Average days on market:  138.

In November  2011, 6  homes sold.  The average list price was $258,900 and the average sales price was $247,625.  Average days on market:  140.

Although the average list price was lower compared to one year ago, keep in mind that just four homes sold in November.  It’s not unusual for sales to dip towards the end of the year.  When a few more expensive homes sell, that pushes up the average price.  Days on market are consistent. 

Year to date, 71 homes have sold in Armour Hills, at an average sales price of $218,619 and  80  days on market.  From January–November  2011, 54 homes sold at an average price of $216,708 and 122 days on market.  Overall, we in Armour Hills are experiencing lower days on market and an average sales price that’s higher than last year.  This trend has been consistent since January. I’m looking forward to comparing final 2012  figures in January 2013.  Prices are trending up–good news for buyers and sellers; our neighborhood is gaining in value.

Armour Hills Home Sales Stats October 2012

Finishing up the tenth month of the year…home sales in Armour Hills continue to outperform 2011, however in October there was a lower average sales price.  Let’s check the stats:

In  October  2012, 5 homes sold.  The average list price was $211,780 and the average sales price was $201,720. Average days on market:  61.

In October 2011, 4  homes sold.  The average list price was $233,175and the average sales price was $223,525.  Average days on market:  93.

The average sales price for October 2012 is lower than what’s been trending this year, but last month  there was one sale at $80,000, which is unusually low for our area.  This  sale  brought the average price down.  Still, comparing to 2011, one more home sold  and days on market are down by 30 days over last year!

Year to date, 67 homes have sold in Armour Hills, at an average sales price of $218,202 and  76  days on market.  From January–October 2011, 48 homes sold at an average price of $212,643 and 119 days on market.  We are experiencing lower days on market and an average sales price that’s higher than last year.  This trend has been consistent since January.

I think we are past the bottom of the housing market in Armour Hills, and on an upward trend that should continue…if interest rates stay low and the economy stays on the  recovery track.

Armour Hills Homes Assn Meeting Sept 2012 Recap

Here’s a brief recap of the Armour Hills homes association meeting last night.  You can always check out our Facebook page and website for the more updates!

*The tree trimming project (for younger trees in easements) will begin in late fall when all leaves are fallen.  Our vendor will start with trees on the north side of our boundary and work south.  After this project is done, we’ll work with the city on a plan to trim the older, taller trees in the neighborhood.  PIAC funds have been approved for this project!

*Residents should watch for a survey that will come out in the next Clarion (due in October) and be sent to our email list.  The board really wants your feedback on a few issues as we plan for future projects in Armour Hills.

*The Ice Cream Social was a big success, and the board will consider having this event on Sunday (instead of Friday) from now on.

*New landscaping has been approved for parts of the Trolly Track Trail that runs through Armour Hills.  Tiffany Moore is working with the ATA on this project.

*Remember our Annual Meeting is November 15–more details about the agenda will be published in next month’s Clarion.

Career Musings on Labor Day

It’s been a relaxing weekend for me so far…and it feels great!  I did work with some out of town buyers relocating to Kansas City, and took the girls shopping.   Tonight, we are having friends over for dinner, although it’s too hot and muggy to eat outside.  I’d like to visit the pool one last time.  This is the last holiday weekend until..Thanksgiving, at least for most folks who  don’t work for the government.

Feeling a bit lazy Saturday night, I started watching a Chris Rock concert on HBO.  I’m  a  fan of his humor. He’s very smart and sharp when it comes to composing his comedy bits  Like all good comics, he bases his humor on what he sees and feels about everyday life. At one point in the show, he started riffing about the difference between a job and a career.

He started out by admitting he stupidly dropped out of high school  He got a job in the back of a fast food seafood restaurant, scraping shrimp off plates.  For hours and hours, he scraped, scraped, scraped those plates. And that job was the best he could do with his level of education at the time. He hated it.

Then, Chris started talking about his career.  As a comic, he works a lot, constantly coming up  with new material, searching for inspiration on new bits to develop, working in movies and as a stand-up comic.  Because he loves what he does for a living, he emphasized  this is his career, not only a job.  WIth a career, you are focused, determined, motivated to do better.  A job is just a way to earn a paycheck, and you can’t wait until your shift is over.

Inspired by Chris, I was thinking of my career as a real estate agent on this Labor Day.  In the beginning, it felt like just a job, but  without a regular paycheck.  I had to educate myself on various neighborhoods, contract documents, financing, attend inspections, learn how to market myself and my services. It was tedious, time consuming, and very little income. But I liked what I was doing, so I  worked long hours on my own little ‘start up’ business.  There were days in the beginning when I had nothing I had to do that day for my job, but I worked anyway.  There was so much to learn, and so I forced myself to soak up as much as I could about being a professional, knowledgeable agent–even though it would have been easier to just blow off the day and watch movies on the sofa. Eventually, I turned the job into a career.  When did that happen?   When I really started to enjoy what I was doing, when I felt this was a service I could provide to people and be proud of it. When I started learning from the mistakes, when I realized I was in control of the business.  When I felt a sense of accomplishment and appreciation from my clients.  When I had to work three days straight with one client but enjoyed their company so much, it was a bubbly mixture of work and interesting  conversations.

Now I still work long hours and am constantly trying to improve myself as an agent.  Keeping up with technology, new rules and regulations, recognizing the shifting needs of buyers and consoling sellers who can’t get what they want for their house–these challenges are ever present.   But like Chris, I really like what I do and have developed  my career.  Thankfully, it will never be just a job to me.

Welcome 2012!

This is the time of year for reflection, goal setting, remembering the good times and not-so-good times of the past year.  For me, I try to always take a positive attitude.  Even though the nation as a whole isn’t at its best right now, as individuals we have so much to appreciate every day.

Being a real estate agent, at the end of the year I always look back and reflect on each deal completed.  It’s especially fun to think about all the new people I meet through this business, many who become friends.  For example, I had dinner this week with  clients: the husband was the Sargent at Arms for the Senate and the wife is working on a new initiative with Michelle Obama on post-tramatic stress syndrome that will be announced later this month.  Fascinating stories to share!  How lucky I am that real estate brought me these wonderful new friends!

This past twelve months  I enjoyed getting to know Stephen and Tamara, Anna and Dave, Lisa and Keith, Diann and Jeff, Ron and his family..Bryant and Ruth welcomed their first baby and Brad bought another fixer-upper to work on.  Christina is at the UMKC dental school and Chris saved his first life as an ER doctor.  Think for a moment about the new people you met in 2011–some join your regular circle of friends, some are more acquaintances.  Everyone different, everyone contributes somehow to your daily life. It reminds me of the lyrics to “Seasons of Love” from the musical Rent:

“Five hundred twenty five thousand six hundred minutes, how do you measure, measure a year?  In daylight, in sunsets, in midnights, in cups of coffee…”

I measure my year by the fun times with family and friends, the quirky cultural events everyone talks about, holidays spent in overcoats and shorts, vacation days and Facebook updates, memorable books and movies,  new music heard and meals shared… and the new friendships I’ve made.  I know 2012 will be just as memorable…a surprise of some sort every day, and thankful for it!

Annual Armour Hills Board Meeting/Recent Burglaries

Fellow Armour Hills residents–the Kansas City MO Police Department has confirmed there were six burglaries last Saturday night into early Sunday morning on 69th St, 69th Terrace and Rockhill Road. Only one home was occupied at the time.  The same person is believed to have committed all the break-ins.  The description is a young black male, about 120 lbs, acting alone and on foot.  Please be vigilant keeping your doors and windows locked, lights on, and look around while getting in and out of your vehicle and/or home.  Report anything you see that looks suspicious!

Also mark your calendar for the 2011 Annual Meeting next week:  Thursday November 17 at 7pm at the Country Club Congregational Church, 205 W 65th St.  We will conduct the election of board members, discuss the budget, goals for next year and recap our accomplishments for 2011.  We hope to see you there!

Armour Hills Homes Association–July 2011 Monthly Meeting

Hello neighbors and friends, today’s blog is a brief recap of some of the items discussed at the July 19 board meeting of the Armour Hills Homes Association:

*Advertising rates have been established for ads in the Clarion and should begin in the fall issue.

*The memorial bench for Pete Egan should be installed in August.  It will be placed on the east side of the tennis courts between two trees.

*Gunnar is submitting letters to the City requesting PIAC funding for our area.  If approved, funds would apply towards tennis court improvements and tree trimming.  We will know in February 2012 if our request was approved.

*The Ice Cream Social date is September 9 from 4:30-7:30 in Arbor Villa Park.

*Working with ATA, we are working on getting the speed bumps along Main St repainted.

All residents are welcome at our meetings.  We do not meet in August–our next scheduled meeting is September 20, 7pm at Country Club Congregational Church.  See you at the Ice Cream Social!

Brief Recap-January Armour Hills Homes Assn Board Mtg

We had the first board meeting of 2011 last night and happy to report, we had a couple of residents attend as guests!  Of course all residents are welcome, usually though, it’s just the board members.

David Pucci is our new President, and Tiffany Moore is Vice President.  New board members Dan Newman and Mary Caesteker were present. Some of the things we discussed:

*Residents seemed pleased with the first private snow plowing of the year.  Our contract with Ray Wynn, KCMO firefighter, is for a plow through Armour Hills when the snow reaches 4″ or more.  I actually saw two City vehicles make a run down my block – twice!

*We will investigate getting together with other area homes associations and request a meeting with someone from the KCMO school district regarding the continuing problems at Southwest High School.  There is a question of who to call regarding truancy when students leave the campus.  Residents have reported students on private property, perhaps ‘casing’ out homes for break-ins.

*Momentum is gaining for the re-opening of Hale Cook Elementary School at 7302 Pennsylvania.  Two public events are scheduled in January

*Gunner Hand handed out a recap of the break-out sessions from the November  Annual Meeting. It was decided that we would poll the residents again for their top 3 or 4 priorities regarding improvements in the area, then  put together a plan to work on them.

*The board agreed that the elections held at the November meeting could have been handled in a more orderly fashion.  We will make plans to do better this year.

The next meeting is February 15, 2011 at Tiffany Moore’s home.  All residents are invited.
