Armour Home Sales Up Again in September

Hello neighbors!  Good news to report about Armour Hills homes sales again. Prices and number of units sold continue to increase.  Read the details below for Armour Hills home sales, September 2012:

In  September 2012, 10 homes sold.  The average list price was $209,365 and the average sales price was $203,460. Average days on market:  48.

In September 2011, 4  homes sold.  The average list price was $226,600 and the average sales price was $217,375.  Average days on market:  89.

The average sales price for September 2012 is lower than what’s been trending this year, but last month  there were two sales below $100K, which is very low for our area.  These sales brought the average price down.  Still, comparing to 2011, more homes sold and less time on market!

Year to date, 62 homes have sold in Armour Hills, at an average sales price of $219,531 and  77  days on market.  From January-August  2011, 44 homes sold at an average price of $211,872 and 125 days on market.  We are experiencing lower days on market and an average price over $7000 higher than last year!

Brookside Home Sales Continue Upward Trend

Housing sales continue to be strong in Brookside!  This is positive trend that we have experienced all year. Here are the home sales statistics for August  2012, plus year-to-date figures.  I am using the main Brookside zip code of 64113 for this report on single family home sales:
In  August  2012, 31 homes sold.  The average list price was $375,358 and the average sales price was $357,238. Average days on market:  95.

In August  2011, 21  homes sold.  The average list price was $304,262 and the average sales price was $295,040.  Average days on market:  78.

These stats show the housing market in Brookside continues to outperform last year.  More units are selling this year, and at higher prices.  There was a huge jump in average price over last year –28%–for the month of August!  Some of the increase can be attributed to more higher priced homes selling this year.

Year to date, 200 homes have sold in zip code 64113,  at an average sales price of $321,320, with 109 average days on market.  From January-August  2011, 142 homes sold at an average price of $304,125 and 130 days on market.

These year to date figures reflect the same monthly trends we’ve seen:  more homes sold at a higher price, with less days on market before going under contract.

Typically, home sales are slower in the last four months of the year.  We’ll see if Brookside continues to outperform 2011 sales as we head into the cooler months. There are fewer listings coming on the market, so buyers will have less to choose from, and the attractive, updated homes should sell even quicker.

Armour Hills Home Sales Stats Aug 2012

Hello neighbors!  Didn’t it feel good to pull out a sweater or jacket this morning on the way out the door?  You can smell Fall blowing into Brookside!  And we are going into one of the prettiest time of years to walk our neighborhood.  The drought may negatively affect autumn tree colors this year..we will see soon.  Now, let’s check home sales statistics for last month:

In  August  2012, 8 homes sold.  The average list price was $245,925 and the average sales price was $234,809. Average days on market:  48.

In August  2011, 10  homes sold.  The average list price was $223,425 and the average sales price was $214,835.  Average days on market:  91.

WOW!  Average days on market was almost half of the 2011 figure, and average price was up almost 9%!

Year to date, 52 homes have sold in Armour Hills, at an average sales price of $222,622 and  83 average days on market.  From January-August  2011, 40 homes sold at an average price of $211,322 and 125 days on market.

HIgher prices and less days on market is good news for sellers–and for buyers.  Why?  Sellers are starting to recoup some of the equity lost during the housing crash and homes aren’t sitting on the market as long. Buyers can feel confident they are buying in a desirable neighborhood with rising home values.

Armour Hills Home Sales Statistics- July 2012

Time for our monthly review of home sales in Armour Hills! Homes are selling quickly in our neighborhood. Let’s review the stats:

 
In July 2012, 9 single family homes sold.  The average list price was $225,422 and the average sales price was $224,111.  Average days on market:  53.

In July 2011, 5 single family homes sold.  The average list price was $226,460
and the average sales price was $224,470. Average days on market:  80.

Almost twice as many homes sold this year, although the average sales price is virtually unchanged. Days on market is shorter, which is good news for sellers. Also, notice how the average sales price is just about $1000 less than the list price.

Now let’s look at year-to-date figures:

From January-July 2012, 44 single family homes sold.  Average sales price was $220,406.  Average days on market: 89.

From January-July 2011, 30 single family homes sold. Average sales price was $210,151.  Average days on market: 137.

Year-to-date, average sales price has jumped up $10,000 from last year, more homes have sold and days on market has shortened by almost seven weeks! In addition, we had a home sell last month for $382,500–a very robust sales price for Armour Hills.

It will be interesting to see if these trends continue in the Fall, a  traditionally slower time for sales. Currently there are 18 homes for sale in Armour Hills, with an average list price of $245,975 and 126 days on market. Average Price of Brookside Homes..Going Up!

Yes, home prices in Brookside are going up…and that is good news for both buyers and sellers!  I’ll explain why after we get through the stats.  All figures are for single family homes in zip code 64113, the main Brookside zip code:

In June 2012, 53 homes sold.  Average list price was $329,457 and average sales price was $319,169.

In June 2011, 34 homes sold.  Average list price was $305,192 and average sales price was $289,060.

That’s a 10% increase!  Let’s compare year-to-date:

From January-June 2012, 135 homes sold, with an average sales price of $310,790.

From January-June 2011, 107 homes sold, with an average sales price of $298,802.

That’s a 4% increase from last year.  Notice the number of homes sold increased for each period as well.

Higher average sales prices can be explained a number of ways:  fewer foreclosures and short sales dragging prices down; pent-up demand from buyers who finally decide to buy; less inventory pushes prices higher; continued record-low interest rates.  The higher average prices favor sellers who make more money from the sale of their home.  This year’s buyers are paying more than last year, however, they can feel more confident about purchasing in a still desireable location where homes are gaining, not losing, value.  I’m predicting the overall sales and average price for 2012 will be  higher than 2011.

January 2012 Home Sales Statistics for Brookside — Zip Code 64113

Hello, fellow Brooksiders! Here are Brookside single family home sales statistics for January 2012, followed by the stats from January 2011 for comparison. I am using the main zip code of 64113 for these figures:

In January 2012, nine homes sold. The lowest sales price was $210,000 and the highest sales price was $920,000. Average list price was $357,933; average sales price was $346,167. Average days on market: 123.

In January 2011, nine homes sold. The lowest sales price was $146,770 and the highest sales price was $800,000.  The average list price was $407,633 and average sales price was $382,030.  Average days on market:  235.

As of this writing, there are 101 single homes for sale in zip 64113…that is a lot of inventory!

Although the same amount of homes sold in each month, the average price was much lower in January 2012.  Keep in mind that Brookside is an area where home prices vary widely—there are $200,000 homes within a few blocks of $800,000  homes. For a true comparison, you have to look at stats that compare with your own smaller footprint of homes, and know that if more higher priced homes sold, that brings up the average sales price.

Brookside Home Sales Statistics–2011

Now that 2011 is over…just how did home sales for Brookside (Kansas City, MO) compare to 2010? Are we still in a slow housing market, with homes loosing value? Let’s check with a year-to-year comparison. I’m using home sales from the main Brookside zip code of 64113 for these figures:

2011

210 single family homes sold. Average list price was $322,188; average sales price was $303,602. Average days on market: 140. Lowest sales price in the area was $78,000; highest was $1.6 million.

2010

215 single family homes sold. Average list price was $317,672; average sales price was $301,727. Average days on market: 122. Lowest sales price in the area was $90,000; highest was $1.5 million.

Overall, good news for Brookside! Average list and sales prices were up, although average days on market was up by several days. This higher pricing trend should continue into the busy Spring buying season, as interest rates are still low and the economy has been slowly improving. Brookside is still a desirable area for buyers, especially if the home has been well-maintained and updated.  Check back for my monthly blog post about Brookside home sales in 2012..they are usually posted mid-month.

Brookside Home Sales Stats December 2011

I say…good riddance to another poor housing sales year and let’s look ahead to a much better 2012!

Looking at single family home sales stats for zip code 64113 in Brookside, December 2011:

14 homes sold.  Average list price:  $245,904.  Average sales price:  $231,032.  Average days on market:  111.

Compare those figures to December 2010:

22 homes sold.  Average list price:  $335,930.  Average sales price:  $307,853.  Average days on market:  106.

Why the much higher average sales price in 2010?  Part of the reason is a $1.5 million dollar home sold in 2010.  In 2011, the highest price home sold was $515,000.  The drop in the number of units sold in 2011 can be attributed to the $8000 tax credit for buyers that was in effect for 2010…this tax credit encouraged buyers to make purchases that year.   Days on market were virtually the same.

September-Home Sales Stats for Brookside and Armour Hills

Hello fellow Armour Hills residents, here are home sales statistics for the month of September 2011 for our subdivsion in Brookside, followed by my personal comments:

September, 2011
Four homes sold, with an average of 89 days on market.  Average list price was $226,600; average sales price was $217,375.  Five homes went under contract in September.

September, 2010
Three homes sold, with an average of 54 days on market.  Average list price was $269,967; average sales price $263,000.

Let’s compare the main Brookside zip code, 64113, from last year to this year:

September, 2011 – 64113
Fifteen homes sold, with an average of 149 days on market. Average list price was $243,170; average sales price was $229,843.  Fifteen homes went under contract in September.

September, 2010 –  64113
Thirteen homes sold, with an average of 167 days on  market.  Average list price was $359,112; average sales price was $343,806.

Comments:
About the same number of homes are closing and going under contract, but prices are falling.  Depressed prices can be attributed to many things:  less expensive homes going on the  market, the impact of low foreclosure pricing, and sellers who must sell and keep lowering the price to attract a buyer.  The good news is  this area is still desirable for sellers; the negative news is the falling home prices.  However, in an area like Brookside and Armour Hills, prices can range from $150K to over $500,000.  For true comparables, one has to compare specific features and locations that can vary block by block.

Brookside Area Home Sales Statistics 2011

Hello fellow Brooksiders:

For today’s blog, I am comparing home sales statistics for the first six months of 2011 with the first six months of 2010 in two of the larger area subdivsions:

RockhillGardens: 

2010:  18 homes sold.  Lowest sales price was $65,000; highest sales price was $251,250.  Average sales price was $177,151 with an average of 103 days on market. 

2011:  12 homes sold.  Lowest sales price was $65,000; highest sales price was $256,000. Average sales price was $179,343 with an average of 118 days on market. 

Armour Hills:

 2010:  27 homes sold.  Lowest sales price was $90,000; highest sales price was $326,000.  Average sales price was $213,308 with an average of 94 days on market.

 2011:  25 homes sold.  Lowest sales price was $98,000; highest sales price was $272,000.  Average sales price was $207,287 with an average of 148 days on market. 

Keep in mind that in the first six months of 2010, buyers were taking advantage of the $8000 tax credit that was not available in 2011–that is one reason for the slower sales and longer days on market.  The increase of foreclosed homes has a big effect on bringing the average sales price down.  All information taken from Heartland MLS–deemed reliable but not guaranteed.
