January 2012 Home Sales Statistics for Brookside — Zip Code 64113

Hello, fellow Brooksiders! Here are Brookside single family home sales statistics for January 2012, followed by the stats from January 2011 for comparison. I am using the main zip code of 64113 for these figures:

In January 2012, nine homes sold. The lowest sales price was $210,000 and the highest sales price was $920,000. Average list price was $357,933; average sales price was $346,167. Average days on market: 123.

In January 2011, nine homes sold. The lowest sales price was $146,770 and the highest sales price was $800,000.  The average list price was $407,633 and average sales price was $382,030.  Average days on market:  235.

As of this writing, there are 101 single homes for sale in zip 64113…that is a lot of inventory!

Although the same amount of homes sold in each month, the average price was much lower in January 2012.  Keep in mind that Brookside is an area where home prices vary widely—there are $200,000 homes within a few blocks of $800,000  homes. For a true comparison, you have to look at stats that compare with your own smaller footprint of homes, and know that if more higher priced homes sold, that brings up the average sales price.

Brookside Home Sales Statistics–2011

Now that 2011 is over…just how did home sales for Brookside (Kansas City, MO) compare to 2010? Are we still in a slow housing market, with homes loosing value? Let’s check with a year-to-year comparison. I’m using home sales from the main Brookside zip code of 64113 for these figures:

2011

210 single family homes sold. Average list price was $322,188; average sales price was $303,602. Average days on market: 140. Lowest sales price in the area was $78,000; highest was $1.6 million.

2010

215 single family homes sold. Average list price was $317,672; average sales price was $301,727. Average days on market: 122. Lowest sales price in the area was $90,000; highest was $1.5 million.

Overall, good news for Brookside! Average list and sales prices were up, although average days on market was up by several days. This higher pricing trend should continue into the busy Spring buying season, as interest rates are still low and the economy has been slowly improving. Brookside is still a desirable area for buyers, especially if the home has been well-maintained and updated.  Check back for my monthly blog post about Brookside home sales in 2012..they are usually posted mid-month.

The Way We Were

Just had to write a quick blog about this Brookside area listing in Brownwood Park!  What a fantastic example of the way we were…this home built during the Art Deco craze of the 1930s…

Now for many buyers, all this deco would be a turn-off.  They would see this house as ‘too much work’–ripping out the tile and replacing it, updating the kitchen and bath cabinets, the sinks, the flooring.  But there is someone out there who will buy this house specificically for the original art deco charm.

The craftsmanship that built this home…gone forever, I’m afraid.  Still, after decades of various owners and home style changes, the deco decor is still so easy to appreciate. What is the classic home style decor today that will still look so cool 80 years from now??

September-Home Sales Stats for Brookside and Armour Hills

Hello fellow Armour Hills residents, here are home sales statistics for the month of September 2011 for our subdivsion in Brookside, followed by my personal comments:

September, 2011
Four homes sold, with an average of 89 days on market.  Average list price was $226,600; average sales price was $217,375.  Five homes went under contract in September.

September, 2010
Three homes sold, with an average of 54 days on market.  Average list price was $269,967; average sales price $263,000.

Let’s compare the main Brookside zip code, 64113, from last year to this year:

September, 2011 – 64113
Fifteen homes sold, with an average of 149 days on market. Average list price was $243,170; average sales price was $229,843.  Fifteen homes went under contract in September.

September, 2010 –  64113
Thirteen homes sold, with an average of 167 days on  market.  Average list price was $359,112; average sales price was $343,806.

Comments:
About the same number of homes are closing and going under contract, but prices are falling.  Depressed prices can be attributed to many things:  less expensive homes going on the  market, the impact of low foreclosure pricing, and sellers who must sell and keep lowering the price to attract a buyer.  The good news is  this area is still desirable for sellers; the negative news is the falling home prices.  However, in an area like Brookside and Armour Hills, prices can range from $150K to over $500,000.  For true comparables, one has to compare specific features and locations that can vary block by block.

How Does the KCMO School District Affect Brookside Home Sales?

Like most places, Kansas City MO offers pros and cons for potential  home buyers.  So many of the city’s amenities are here:  the Country Club Plaza, Power and Light entertainment district, several museums and theaters, the stunning new Kaufman Center for the Performing Arts, Stowers Institute, the University of Missouri Kansas City..and more.  You can live in a condo downtown, or in a charming 1920s bungalow in Brookside.  Negatives include a high crime rate,  an earnings tax and the KCMO public school system, which once again is in danger of losing it’s accreditation.

Last week, the Kansas City Star featured a front page story “Housing Market Reflects School Woes”.  This story focused on a Brookside couple who has been trying to sell their house for over a year, and emphasized how the school district’s problems will even further spurn buyers away  from buying their home.

Wrong.

As a Brookside resident and agent who sells many homes in the area, I am actually  amazed at how Brookside remains a very desirable location for home buyers, despite the reputation of the public schools. The majority of buyers for this area already know the troubled history of the school district but want to live here anyway.  Buyers appreciate the older homes,and tall,mature trees, the ability to walk to Brookside shops and restaurants, the Trolley  Track Trail …they like the friendliness of the neighbors, the proximity to the Plaza, museums, the Crossroads district and downtown.  Many buyers are single, newly married with no children, or empty nesters moving in from bland suburbia. There are families with children here–who attend private schools or the excellent French immersion charter school, Academie Layfayette. Some do attend KCMO public schools.

Of course it would be better for Brookside residents if  the  school  district had an excelllent reputation.   And it’s true that some buyers specifically bypass the area due to the  public schools. But it’s a tribute to the local homeowners and business owners who keep Brookside one of the best places to live in the city.  The reason that house hasn’t sold in over a year  isn’t solely due to the poor school system. I’m guessing it’s a challenging location, priced too high, or needs much updating. Even if the school system improves–the house itself has to be desirable, not just the location.

My Favorite New Listings in Brookside

On Realtor  tour today…two new listings caught my eye…read on for details and a few pictures!

In one of my favorite subdivisions, Rockhill Gardens, this new Tudor home is move in ready!  Three bedrooms, two and a half baths, two car attached garage, finished basement with bonus room…a breezy side porch and sunny breakfast room.  New windows!  Large bedrooms! $243,000.

A few blocks north and east, in Armour Hills Gardens, there is a new listing on Cherry.  This one is also updated and ready for new owners:  Three bedrooms, one is on the first floor; two full baths, one car garage, a formal living room with a custom framed fireplace, and a nice sized office on the first floor.  Large patio in the backyard (no real yard) and a  one car garage private drive.  $209,950.

Brookside Armour Hills Home for Sale!

Which Brookside Home Would You Buy?

Today on the Tuesday realtor tour, I looked at three homes in a similar price range in the Ward Park subdivision–this is the area south of 71st, north of 75th between State Line and Ward Parkway.  It’s a  lovely neighborhood: mature trees, every house different, conveniently located to amenities, shopping, grocery.  As I walked through them I thought, which house here is the best buy?

All three homes had the traditional center hall plan, a two car garage, and curb appeal.  House #1, priced at $259,950 features a large new kitchen, front porch, fenced yard with deck, original leaded glass windows, a master bath with a walk in shower and tub.  This three bedroom, 1.5 bath home has 1726 SF according to tax records.  House #2, just across the street, is priced at $287,500.  It’s a bit larger at 1935 SF, no deck in back but a very small patio, a large bonus/breakfast room, walk in closet, updated kitchen and first floor laundry, three bedrooms and 2.1 baths. .  House #3 is $279,900 and offers a smaller kitchen, not as updated, with a main floor laundry, 3 bedrooms,  2. 1 baths, a master suite and looked rather cluttered, 1924 SF.

There is about a $30K spread in these house prices. A typical buyer considering these homes would be in the $260-$280 price range. If you were the buyer, what would be most important to you?  Would you be willing to spend less and have only one full bath but a large, updated kitchen?  Would you like two full baths and a smaller updated  kitchen, no back deck but a first floor laundry?  Or how about the one with a kitchen that hasn’t been updated for several years but offers a walk in closet and main floor laundry?

Does this sound like an episode of HGTV’s “House Hunters”?  That’s exactly what it’s like for a buyer–and particularly  for buyers in the Brookside area. You have to decide, ‘what features are most important to me?’  because the house you buy probably won’t be perfect.  That’s when your agent can give you some good advice and ask lots of questions to help you decide:  is it better for your budget to go with the least expensive home?  do you love to cook and must have the large kitchen–a second bath can be added  later? Having that first floor laundry–more important than the newer windows?  One sentence I hear over and over with buyers goes something like:  “I wish I could put that kitchen in this house!” or “I want that large master bath next to this home’s bedroom!”.  Think about your day to day lifestyle–what features are most important, what rooms will you use most often, how  much do you entertain,  what can you live with now and perhaps change later?

As you tour homes, make detailed notes about what you like and don’t like about each house–especially if you go back a second time.  Once you’ve found the location you like, it’s all about the individual features of a house.  Talk it out honestly  with your agent and discuss the pros and cons of each– you’ll pick the right one!

February Homes Sales Stats for the Brookside Area

What will the spring home buying season be like in 2011?  Hard to say…we don’t have the $8000 tax credit like last year.  It’s true that more homes sell in the spring and summer months; it will be interesting to compare  monthly stas in 2010 with 2011 sales in the fall.

For now, here are some home sales statistics for the Brookside area, broken down into two of the larger subdivisions and zip 64113 as a whole.

Armour Hills

Two homes sold in Februrary, one was a short sale and the other needed a complete redo.  Currently there are seven homes under contract, and 27 for sale–average list price $241,656.

Rockhill Gardens

No sales in February, but currently there are three homes under contract.  There are eight homes for sale, average price $188,756.

64113

Eleven homes sold in zip 64113 in Febrary, with an average sales price of $322,132.  There are 25 under contract.  Active listings number 144 with an average list price of $525,263.  The higher average price results from 13 homes for sale over $1million.
