In one of my blog posts last year, I stated that Armour Hills could be the hottest Brookside neighborhood, based on home buyer demand and prices. I think the year end stats back up that claim! First let’s take a look at December home sales stats for the Armour Hills subdivision:

In both months, the median sales price exceeded the list price! Also of note–homes went under contract within just a few days in 2017. Below are year end comparisons:

In Armour Hills, the median sales price jumped up 14.9% in one year! That’s higher than the entire Brookside area (using zip 64113), which increased 10% in 2017 compared to 2016. Note also that new listings went under contract in about a week. The lowest Armour Hills sales price last year was $168,500 and the highest was $450,000. I think home sales will continue to be strong for Armour Hills in 2018. Currently there are just three homes for sales in Armour Hills, with a median list price of $498,500 and 37 days on market.
