Fellow Brooksiders, our home values continue to rise this year!  Let’s check the numbers for April  2013 single family home sales in the main Brookside zip code of 64113:

In April 2013, 20  homes sold.  The average list price was $329,900 and the average sales price was $318,161.  Average days on market: 71.

In April  2012, 15  homes sold.  The average list price was $302,167 and the average sales price was $295,377.  Average days on market:  53.

The average sales price jumped quite a bit compared to last year, although fewer homes sold.  

Let’s compare year-to-date figures:

In the first four months of 2013, 82  homes sold with an average sales price of $323,316  and 82  days on market.

In the first four months of 2012, 55 homes sold with an average sales price of $306,528 and 91 days on market.

More homes are selling, at a higher average price, in about the same amount of time as last year.

Currently there are 83 single family homes for sale in zip 64113, with an average price of    $815,047  and 123  days on market. The average sales price is high because 37 of the 83 homes for sale are priced over $500K.  The highest priced home currently is at 55th and Ward Parkway, for sale at $5.4 million.

Examining the Armour Hills home sales report for last month, I see a little glitch–a  much lower average sales price than we’ve been experiencing recently.  Let’s look at the details:

In April 2013, four homes sold.  Average list price was $202,488 and average sales price was $207,643.  Average days on market was 69 days.  

In April 2012,  six  homes sold at an average price of $227,275  and 40 days on the market.

What happened?  Why the big drop in average sales price?  Why was the average list price lower than the average sales price?  Here’s my theory:  one foreclosure sold last month, and the list price was $66,000.  I think there was a bidding war  for the house, so the price was pushed up to  $115,000.  Because just four  homes sold, this one deal really affected the stats for the  month.

Now let’s compare to year-to-date figures:

In  2013, sixteen  homes have sold (January through April) at an average price of $244,442 and 103 days on market.

In  2012, thirteen homes sold the first four months of the year at an average price of $208,765 and 56 days on market.

More homes are selling this year over last.  Overall, average prices are up and will continue to rise as inventory is low, pushing prices higher.  This year, the overall days on  market is longer than last year, but I think that will balance out as we continue to experience strong sales in the busy spring buying season.  Already this year, several homes have been flipped by rehabbers, sending prices higher.  As of this writing, there are 18 homes for sale in Armour Hills, at an average price of  $267,300.

Fellow Brooksiders, our home values continue to rise this year!  Average sales price is up about 5% from 2012.  Let’s check the numbers for March 2013 single family home sales in the main Brookside zip code of 64113:

In March 2013, 32  homes sold.  The average list price was $361,795 and the average sales price was $343,247.  Average days on market: 108.

In March 2012, 20 homes sold.  The average list price was $315,270 and the average sales price was $302,685.  Average days on market:  113.

The average sales price jumped quite a bit compared to last year; also, more homes sold.  Days on market were relatively the same.  

Let’s compare year-to-date figures:

In the first three months of 2013, 62  homes sold with an average sales price of $324,979  and 86  days on market.

In the first three  months of 2012, 40 homes sold with an average sales price of $310,709 and 105 days on market.

More homes are selling, at a higher average price, and in a shorter amount of time.

Currently there are 70 single family homes for sale in zip 64113, with an average price of   $720,069  and 95  days on market.   The average list price is  high because 31 homes are priced over $500K, and ten of the 31 are priced over $1million.  The highest priced home for sale right now is at 5550 Ward Parkway at $5.195 million.  These figures show us that the moderately priced homes are selling quicker, while the more expensive homes tend to sit on the market longer.  Having so many high priced homes for sale pushes up the average sales price.

These home sales statistics for March 2013 show just how hot the real estate market is for Brookside right now!    I am reporting Armour Hills stats today, and will write about the Brookside zip of 64113 within the next couple of days.  The figures below show a big jump in average sales prices:

In March 2013, six homes sold.  Average list price was $275,625 and average sales price was $268,167.  Average days on market was 167 days.  Two homes sold  for over $300K.

In March 2012, four homes sold at an average price of $181,325  and 92 days on the market.

Now let’s compare to year-to-date figures:

In  2013, twelve  homes have sold (January through March) at an average price of $264,058 and 114 days on market.

In  2012, seven homes sold the first three months of the year at an average price of $192,900 and 71 days on market.

More homes are selling this year over last.  Average prices are way up and will continue to rise as inventory is low, pushing prices higher.  The average price of an Armour Hills home in March 2012 was unusually low–this can be attributed to more foreclosures selling last year, and some lower priced, fixxer-upper priced homes going under contract.  Although the average days on market is trending longer this year than last–this isn’t something to be alarmed about.  The houses that sit are the ones that need lots of work, or are in a foreclosure/short sale situation.  I’ve seen several Armour Hills homes go under contract this spring within a few days of being listed.

Rising home prices are good news for sellers and buyers.  Buyers can feel confident they are purchasing a home in an area with increasing home values.  Our subdivision continues to be a favorite destination for those who want to live in Brookside!

The busy spring home buying season is here, and  are very strong so far in 2013.  Our Brookside neighborhood is experiencing fast sales and higher average sales prices.  Here are the home sales stats for February 2013 and a year-to-date comparison with 2012 for the main Brookside zip code of 64113:

In February 2013, 14  homes sold.  The average list price was $368,032 and the average sales price was $356,910.  Average days on market: 135.

In February 2012, 11 homes sold.  The average list price was $315,286 and the average sales price was $296,289.  Average days on market:  144.

Average sales price from one year ago is 20% higher!  Days on market is slightly less.  This is great news for sellers–home values are increasing, which means your home has more equity.

Let’s compare year-to-date figures:

In the first two months of 2013, thirty homes sold with an average sales price of $305,493 and 102 days on market.

In the first two months of 2012, twenty homes sold with an average sales price of $318,734 and 134 days on market.

Note that the average price for 2013 is a bit less.  The reason?  More expensive homes sold in 2012 and fewer homes sold, pushing the average price up.  In 2013 we’ve had more units sold and fewer days on market–that is the right direction for a healthy market.  

Currently there are  80 single family homes for sale in zip 64113, with an average price of   $682,126  and 157 days on market.   The average list price is very high; usually it is in the lower to mid $300,000 range. However, 30 of the 80 homes currently for sale are priced over $500,000 and ten of the 30 are priced over $1,000,000.  There are many ‘upper bracket’ homes for sale which pushes up the average sales price.

Everyone is snowed in today in Brookside!  Luckily, my house still has power, many of my neighbors do not.  Back to work now after shoveling the driveway and sidewalk!  Let’s review the January 2013 single family home sales in the main Brookside zip code of 64113:

In January 2013, 16  homes sold.  The average list price was $278,488 and the average sales price was $260,503.  Average days on market: 73.

In January 2012, 8 homes sold.  The average list price was $357,933 and the average sales price was $346,167.  Average days on market:  123.

Don’t be alarmed that the 2013 list/sales price was so  much lower.  Although there were twice as many sales in January 2013 than 2012, in 2012 five of the eight homes sold over $300K. In 2013, five homes sold over $300K but the rest of the homes sold at a much lower price, therefore bringing down the average sales price.  The market continues to improve over last year as homes are selling much faster–73 days on the market vs 123 in 2012.

Figuring the percentages, home sales were up in Brookside 50% in January 2013 from 2012, and homes were selling about 50% faster than the previous year!  Good news all around.

Currently there are 65 single family homes for sale in zip 64113, with an average price of $734,581 and 201 days on market.  The average list price is much higher than usual because about half (30) of the 65 homes for sale are priced over $500K, and 11 of the 30 are priced over $1 million.  The more expensive homes take longer to sell; thus the higher days on market. Overall, the Brookside housing market has  recovered from the housing crash and I think sales will be very strong during the busy spring buying season, even beating  last year’s strong numbers.

 

Armour Hills Gardens 2012 Home Sales Report

Brookside is always an attractive neighborhood for first time buyers who are on a limited budget.  One of my favorite more affordable areas in Brookside is Armour Hills Gardens.  Buyers can usually purchase a three bedroom, two bath home with a one or two car garage  in a price range of $210-$230K, depending on condition and location.

Armour Hills Gardens is bounded by E 65th St to the north, Oak to the west, Holmes to the east and E 69th St to the south.  Unlike its’ neighbor Armour Hills to the west  (where I live), Armour Hills Gardens homes were generally built in the 1940s and don’t have some of the older architectural charm of its’ western neighbor.  Still, characteristics of these homes include a stone or brick front, screened in porch, private driveway, and sometimes an attached garage.  The location is convenient, close to nearby schools and St Peter’s Catholic Church, UMKC, Brookside shops and the Plaza/Westport area.  Frequent city service runs along Oak St.

Here are year end single family home sales stats for Armour Hills Gardens in Brookside:

In 2012, 20 homes sold, with an average list price of $224,624 and an average sales price of $220,025.  The lowest sale was $122,000 and the highest was $345,000.

In 2011, 13 homes sold, with an average list price of $237,427 and an average sale price of $230,469.

Note there were more homes sold in 2012, reflecting a stronger housing market coming back from the recession.  The average sales price was almost $10K lower.  This can be explained by more lower priced (foreclosure/short sales included) homes sold in 2012, which brings down the average sales price.  Armour Hills Gardens is a very desirable area, and if a home goes on the market that is priced well and updated, it sells quickly.

Currently there are seven homes for sale in the subdivision with an average price of $197,000. Inventory  is low! If you are considering a home purchase in the Brookside area, check out Armour Hills Gardens. I’ve sold several homes in the subdivision and my clients love the neighborhood!

Brookside Home Sales Stats November 2012

I hope everyone is enjoying the holiday season!  Some folks will be celebrating Christmas in new locations next year–I’ve sold three homes in the past month, thank you Santa.  The market for Brookside homes continues to climb as you can see from the November 2012 home sales statistics.  Below I have recapped last month’s sales for the main Brookside zip code of 64113, along  with a comparison to one year ago and year -to-date figures:

In November 2012, 23 single family homes sold.  The average list price was $474,961 and the average sales price as $448,991.  Average days on market: 159.

In November  2011, 22 single family homes sold.  The average list price was $383,625 and the average sales price was $344,813.  Average days on market:  176

That’s a large jump in the average sales price–almost $100,000!  However, when  more expensive homes sell (over $500K), the average price jumps.  These pricey  homes are not lingering on the market as long as they once were–they are selling faster.

Checking year-to-date figures:

From January-November  2012, 278 single family homes sold with an average sales price of $341,475 and 115 days on market.

From January-November  2011, 196 single family homes sold with an average sales price of $307,185 and 143 days on market.

Again we see the average sales price much higher this year, which has been consistent for the past several months.  I think final 2012 unit sales and average price will surpass 2011  by almost 10%.  Spring buyers won’t be able to bargain  substantial dollars off the list price with higher comparable priced sold properties. And if you are a seller…get ready to take advantage of the upcoming busy spring market!

Armour Hills Home Sales Stats October 2012

Finishing up the tenth month of the year…home sales in Armour Hills continue to outperform 2011, however in October there was a lower average sales price.  Let’s check the stats:

In  October  2012, 5 homes sold.  The average list price was $211,780 and the average sales price was $201,720. Average days on market:  61.

In October 2011, 4  homes sold.  The average list price was $233,175and the average sales price was $223,525.  Average days on market:  93.

The average sales price for October 2012 is lower than what’s been trending this year, but last month  there was one sale at $80,000, which is unusually low for our area.  This  sale  brought the average price down.  Still, comparing to 2011, one more home sold  and days on market are down by 30 days over last year!

Year to date, 67 homes have sold in Armour Hills, at an average sales price of $218,202 and  76  days on market.  From January–October 2011, 48 homes sold at an average price of $212,643 and 119 days on market.  We are experiencing lower days on market and an average sales price that’s higher than last year.  This trend has been consistent since January.

I think we are past the bottom of the housing market in Armour Hills, and on an upward trend that should continue…if interest rates stay low and the economy stays on the  recovery track.

Brookside Home Sales Report September 2012

WOW, the figures I have to report this month for housing sales in Brookside are pretty amazing!  More homes are selling, and at higher prices.  Buyers believe in the value of  a Brookside address…that is obvious from the increased prices and all the renovations and room additions you see while cruising through the neighborhood blocks.
