Fellow Brooksiders, our home values continue to rise this year!  Let’s check the numbers for April  2013 single family home sales in the main Brookside zip code of 64113:

In April 2013, 20  homes sold.  The average list price was $329,900 and the average sales price was $318,161.  Average days on market: 71.

In April  2012, 15  homes sold.  The average list price was $302,167 and the average sales price was $295,377.  Average days on market:  53.

The average sales price jumped quite a bit compared to last year, although fewer homes sold.  

Let’s compare year-to-date figures:

In the first four months of 2013, 82  homes sold with an average sales price of $323,316  and 82  days on market.

In the first four months of 2012, 55 homes sold with an average sales price of $306,528 and 91 days on market.

More homes are selling, at a higher average price, in about the same amount of time as last year.

Currently there are 83 single family homes for sale in zip 64113, with an average price of    $815,047  and 123  days on market. The average sales price is high because 37 of the 83 homes for sale are priced over $500K.  The highest priced home currently is at 55th and Ward Parkway, for sale at $5.4 million.

Examining the Armour Hills home sales report for last month, I see a little glitch–a  much lower average sales price than we’ve been experiencing recently.  Let’s look at the details:

In April 2013, four homes sold.  Average list price was $202,488 and average sales price was $207,643.  Average days on market was 69 days.  

In April 2012,  six  homes sold at an average price of $227,275  and 40 days on the market.

What happened?  Why the big drop in average sales price?  Why was the average list price lower than the average sales price?  Here’s my theory:  one foreclosure sold last month, and the list price was $66,000.  I think there was a bidding war  for the house, so the price was pushed up to  $115,000.  Because just four  homes sold, this one deal really affected the stats for the  month.

Now let’s compare to year-to-date figures:

In  2013, sixteen  homes have sold (January through April) at an average price of $244,442 and 103 days on market.

In  2012, thirteen homes sold the first four months of the year at an average price of $208,765 and 56 days on market.

More homes are selling this year over last.  Overall, average prices are up and will continue to rise as inventory is low, pushing prices higher.  This year, the overall days on  market is longer than last year, but I think that will balance out as we continue to experience strong sales in the busy spring buying season.  Already this year, several homes have been flipped by rehabbers, sending prices higher.  As of this writing, there are 18 homes for sale in Armour Hills, at an average price of  $267,300.

Fellow Brooksiders, our home values continue to rise this year!  Average sales price is up about 5% from 2012.  Let’s check the numbers for March 2013 single family home sales in the main Brookside zip code of 64113:

In March 2013, 32  homes sold.  The average list price was $361,795 and the average sales price was $343,247.  Average days on market: 108.

In March 2012, 20 homes sold.  The average list price was $315,270 and the average sales price was $302,685.  Average days on market:  113.

The average sales price jumped quite a bit compared to last year; also, more homes sold.  Days on market were relatively the same.  

Let’s compare year-to-date figures:

In the first three months of 2013, 62  homes sold with an average sales price of $324,979  and 86  days on market.

In the first three  months of 2012, 40 homes sold with an average sales price of $310,709 and 105 days on market.

More homes are selling, at a higher average price, and in a shorter amount of time.

Currently there are 70 single family homes for sale in zip 64113, with an average price of   $720,069  and 95  days on market.   The average list price is  high because 31 homes are priced over $500K, and ten of the 31 are priced over $1million.  The highest priced home for sale right now is at 5550 Ward Parkway at $5.195 million.  These figures show us that the moderately priced homes are selling quicker, while the more expensive homes tend to sit on the market longer.  Having so many high priced homes for sale pushes up the average sales price.

You’ve probably heard recent national news reports on how much better the housing market did in 2012 over 2011.  Figures for the Kansas City area are up as well.  This blog will focus on sales stats for the Brookside area, zip code  64113.  Good news all around!

In 2012, 296 single family homes sold.  The average list price was $354,974 and the average sales price was $337,524.  Average days on market: 114.

In 2011, 211 single family homes sold.  The average list price was $321,574 and the average sales price was $303,076.  Average days on market:  139.

It’s worth noting six homes sold for over $1,000,000, in 2012, with the highest sales price at $2.5 million.  The lowest sold home price was $72,000. In 2011, four homes over $1 million sold, with the highest sales price being $1.6  million.

Figuring the percentages, home sales were up in Brookside 30% over 2011, and the average sales price was up 10%.

The higher priced home sales push up the average price, and it’s encouraging to see so many more homes sold.  Brookside is back on the upward curve for increasing home values!  This is important for sellers as well as buyers.  Sellers are recouping more of the equity lost in the housing crash, and buyers can be confident they are purchasing a home in a desirable area with increasing home values.

I hope everyone is enjoying the holiday season!  Some folks will be celebrating Christmas in new locations next year–I’ve sold three homes in the past month, thank you Santa.  The market for Brookside homes continues to climb as you can see from the November 2012 home sales statistics.  Below I have recapped last month’s sales for the main Brookside zip code of 64113, along  with a comparison to one year ago and year -to-date figures:

In November 2012, 23 single family homes sold.  The average list price was $474,961 and the average sales price as $448,991.  Average days on market: 159.

In November  2011, 22 single family homes sold.  The average list price was $383,625 and the average sales price was $344,813.  Average days on market:  176

That’s a large jump in the average sales price–almost $100,000!  However, when  more expensive homes sell (over $500K), the average price jumps.  These pricey  homes are not lingering on the market as long as they once were–they are selling faster.

Checking year-to-date figures:

From January-November  2012, 278 single family homes sold with an average sales price of $341,475 and 115 days on market.

From January-November  2011, 196 single family homes sold with an average sales price of $307,185 and 143 days on market.

Again we see the average sales price much higher this year, which has been consistent for the past several months.  I think final 2012 unit sales and average price will surpass 2011  by almost 10%.  Spring buyers won’t be able to bargain  substantial dollars off the list price with higher comparable priced sold properties. And if you are a seller…get ready to take advantage of the upcoming busy spring market!

Brookside Home Sales Continue Upward Trend

Housing sales continue to be strong in Brookside!  This is positive trend that we have experienced all year. Here are the home sales statistics for August  2012, plus year-to-date figures.  I am using the main Brookside zip code of 64113 for this report on single family home sales:
In  August  2012, 31 homes sold.  The average list price was $375,358 and the average sales price was $357,238. Average days on market:  95.

In August  2011, 21  homes sold.  The average list price was $304,262 and the average sales price was $295,040.  Average days on market:  78.

These stats show the housing market in Brookside continues to outperform last year.  More units are selling this year, and at higher prices.  There was a huge jump in average price over last year –28%–for the month of August!  Some of the increase can be attributed to more higher priced homes selling this year.

Year to date, 200 homes have sold in zip code 64113,  at an average sales price of $321,320, with 109 average days on market.  From January-August  2011, 142 homes sold at an average price of $304,125 and 130 days on market.

These year to date figures reflect the same monthly trends we’ve seen:  more homes sold at a higher price, with less days on market before going under contract.

Typically, home sales are slower in the last four months of the year.  We’ll see if Brookside continues to outperform 2011 sales as we head into the cooler months. There are fewer listings coming on the market, so buyers will have less to choose from, and the attractive, updated homes should sell even quicker.

Brookside Events this Week

It can be a challenge to keep up with all the Brookside events I want to attend!  This week there are two especially important meetings, so I’m blogging about the details below:

Tuesday (March 20) is the monthly board meeting of the Armour Hills Homes Association.  We’ve been discussing raising the annual dues to pay for private security a few hours a day as a response to the increase in crime.  This topic will again be discussed in more detail.  All residents of Armour Hills are welcome.  The meeting is at 7pm at the Country Club Congregational  Church, 205 W 65th St.

Also Tuesday night is the first of two meetings regarding proposals related to ‘repurposing’ nearby closed Kansas City MO schools. Prospective buyers for the Bryant School (319 Westover),  will present their ideas at 6pm at the Country Club United Methodist Church, 400 W 57th St. Proposals for the Bingham School (7618 Wyandotte) will be presented at 9am Saturday March 24 at the Broadway United Methodist Church, 406 W 74th.

I’ll report back via blogs later in the week with a summary of both meetings…wish I could clone myself for the night so I could be both places at once!

 

 

The Way We Were

Just had to write a quick blog about this Brookside area listing in Brownwood Park!  What a fantastic example of the way we were…this home built during the Art Deco craze of the 1930s…

There is original tilework, so well preserved, in the kitchen and bath of this home.  Brillant colors, original cabinets, the built in cutting board…

Now for many buyers, all this deco would be a turn-off.  They would see this house as ‘too much work’–ripping out the tile and replacing it, updating the kitchen and bath cabinets, the sinks, the flooring.  But there is someone out there who will buy this house specificically for the original art deco charm.

The craftsmanship that built this home…gone forever, I’m afraid.  Still, after decades of various owners and home style changes, the deco decor is still so easy to appreciate. What is the classic home style decor today that will still look so cool 80 years from now??

 

Don’t Split Brookside in Half–The Proposed Redistricting Boundaries

You may have heard about it on the news…perhaps you didn’t pay much attention…but Brookside is about to be split into two different council districts,  represented by two different City Council persons.  How does this affect you?   Read on…

Currently, the Brookside area is in District 4, represented (very well)  by Jan Marcason. (You can see the proposed map here, good luck figuring it out.  Why can’t the committee members draw a map that translates well on the internet AND has the actual street boundaries written at the bottom of the map’s key?? ) Roughly, the current north/south boundary is from downtown to 79th St.  New census population figures support a redistricting of the boundaries…the 4th district would extend north into Briarcliff and stop at 59th St, effectively splitting Brookside in half.  The 6th district would begin at 59th and continue south way past 435 and east past James A Reed Road.

Redistricting boundaries also means redistrubing political power as well, because of how your tax dollars are divided up in the neighborhood and commercial areas of the district.  Redistricting is necessary to keep the population distribution somewhat equal between districts, and so that minority residents are properly represented.  How elected officials from each district respond to the needs of the residents, including how public money is requested for and spent in that district, is of concern to everyone.

The Brookside area is known for it’s politically active residents.  Neighbors  work together to pressure the city for public funds to keep the area appealing to residents and future home buyers.  We contact our council rep when problems pop up regarding infastructure and demand repairs.  We are a very active voting block during elections.  Splitting Brookside in half could create problems gettiing tax dollars for the area as a cohesive neighborhood.  If two separate council persons are working on behalf of one neighborhood, it could appear that the Brookside area is requesting too many public dollars, too many improvement projects, more PIAC funds than other areas.

Recent public meetings brought out residents opposed to the proposed map.  An alternative map, outlining different boundaries for the 6th district was proposed but not considered.  You can bet there is quite a bit of political back door dealings going on with the current map if other proposals are not even being seriously examined.

The City Council meets today, as of this writing the agenda is not published but I assume the redistricting  issue will be up for discussion and possibly a vote.  It would be a stab in the heart of Brookside, one of Kansas City’s most cherished and politically active neighborhoods, to have it split in half, represented by two different council persons.
