Waldo Home Sales Report-Jan 2020

It’s a new year and the buyers are out, searching for homes to purchase!  Inventory across the city was at a record low last month–less than two months’ supply!  I expect Waldo will be another hot spot for buyers in 2020.  

Below  are the stats for January 2020, and a comparison to last year. I’m using the Waldo boundaries of State Line to Holmes and Gregory to 85th Street.  Year-to-date comparisons will resume next month.

The highest closed price was $295,000 and the lowest was $42,000.  Although the overall sales price was lower than last year–the winter months are not very popular for buying homes and houses can set longer, with prices being reduced.  We will see if Waldo is as hot of a market this year as it was last year as we get into the warmer weather.

Currently there are 17 active single family homes listed in Waldo, with an average price of $255,000 and 77 days on market.

Armour Hills Home Sales Report-Jan 2020

As we are so early into the year, not many stats to report regarding home sales…the home buying season is just getting started!  So, here is the short report for the Armour Hills subdivision of Brookside:

Just one home closed last month, on the upper end of the price point for Armour Hills.  As is typical, it takes longer for homes to sell during the winter months.

Currently there are four active listings in Armour Hills, with a median price of $369,975 and seven days on the market.

Brookside Home Sales Report-Jan 2020

This is going to be a quick blog, as I start 2020 reporting home stats.  I will just be posting January numbers with comparisons to 2019–as there is no YTD figures until next month.

So, here are the figures for single family home sales in Brookside, using the zip code of 64113:

Prices took a significant jump but with so few homes selling, I think the more expensive homes went under contract last month.  Fewer homes did close compared to last January, and they sat on the market longer.  As we get into the warmer weather, more listings will come on –and more sales will follow!

Currently there are 22 active listings, with a median list price of $519,450 and 87 days on market.  Prices range from $289,000 to $7.7 million.  Half of the homes for sale are at $500,000 or higher; six priced over $1 million.

Armour Hills Home Sales Recap-Dec 2019

I’ve said a few times last year that Armour Hills has some of the fastest growing home values in Brookside–and these year end stats support that statement. Why?  Several reasons I think:  a wider variety of home prices; close to Brookside/Waldo amenities; lots of curb appeal and interior charm; a strong homes association; Arbor Villa park sits in the middle of the subdivision.  Let’s look at the numbers:

Technically prices rose 31% over December 2018, however this is a bit of a fluke–only two homes sold each year, and obviously last month it was the larger, more expensive homes.  The YTD comparisons tell the real story:

The number of homes sold each year is very consistent, and sellers are getting very, very close to asking price.  Since 2015, values up 27.4% in five years; Brookside (using zip code 64113) values are up 13.8% during the same time period. Armour Hills…hot neighborhood for buyers!

Waldo Home Sales Report & Year End Comparisons

Waldo home values have really shot up over the past five years..I remember when a buyer could purchase a cute, updated home north of 75th St for under $200K!  First let’s take a look at December stats, and then YTD comparisons.  I’m using the boundaries of State Line to Holmes; Gregory to 85th St.

Sold prices fell just under 2% compared to last December.  Almost twice as many homes closed, and the days on market was a few days longer.  Now we’ll check YTD figures for the past five years..you can see the values steadily increasing:

Waldo values were up 5.96% last year compared to 2018; and a whopping 39% since 2015.  Homes are going under contract faster too.  The lowest sales price in 2019 was $12,000 and the highest was $454,000.  Currently there are 29 active listings, with an average price of $225,000 and 16 days on market.  I think Waldo will continue to be a preferred destination for many first time buyers in 2020–and investors as well.

Brookside Home Sales Report-December 2019 and Year End Totals

Happy 2020 everyone!  What will the Brookside housing market be like this year??  I really like to track these stats because I think it does offer some perspective on the sales and demand.  Let’s examine the December stats first, then the YTD comparisons. I’m using the main Brookside zip code of 64113 for sales:

These numbers show us that sellers are getting within just a few thousand dollars of list price, but overall, median prices were down 3.89% over 2018. The lowest sale last month was $270K and the highest was just over $1.2 million.

It is surprising to me that median home prices were 4.47% lower than 2018. Overall though, Brookside home values up 13.8% since 2015.  The number of homes sold has stayed pretty steady the past few years. There is still a lot of demand for Brookside homes, but in the $350K and less price range..that’s 2016/2015 prices!  As Brookside prices keep rising, lower priced buyers are going farther south and east–Waldo values are up over 2018, and way up since 2015.  Those figures will be posted within the next week.

Currently there are 21 homes for sale in Brookside, with a median list price of $500K and 90 days on market. Eleven homes are listed over $500K, with five on the market for over $1,000,000.

Armour Hills Home Sales Report-Nov 2019

Ho ho ho, Santa brings Armour Hills higher home values this year!  Here are the numbers for November, with comparisons to last year:

Waldo Home Sales Report-Nov 2019

Just a few years ago, the average price for a three bedroom starter home in Waldo was under $200K–no longer!  Home prices here continue to increase due to demand and lack of updated, move in ready inventory.  Let’s check the November 2019 home sales stats, using the Waldo street borders of State Line to Holmes; Gregory to 85th St:

It’s a snow day!  Hope everyone is staying warm and extra careful if driving in the metro area.  It’s time to check the November home sales stats for Brookside–which are showing an increase over last year. I’m taking the numbers from single family home sales in the main Brookside zip code of 64113:

The median sales price is consistent with last year, however the number of homes sold is up–Brookside continues to be a preferred location for many home buyers!   The lowest closed price last month was $175,000 and the highest was $890,000.  Here are the YTD numbers:

Overall prices dipped somewhat this year, however the true indicator will be next month when I post figures for 2019 compared to 2018.  The number of Brookside homes sold is higher; days on market about a week longer.  Currently there are 27 active listings, with a median list price of $480,000 and 82 days on market.  Prices range from $299K to over $7million.  Eight homes are priced over one million dollars.

Armour Hills Home Sales Report – Oct 2019

I’ve already report October home sales stats for Brookside and Waldo–both areas down a bit from Oct 2018. But not Armour Hills–my neighborhood going up up up this year!  It is a much smaller sample of homes than Waldo and Brookside (and of course, Armour Hills included in the Brookside numbers) but still an indication of how desirable this area is for home buyers.  Here are the stats:

Compared to last year, Armour Hills home values are up just over 8% so far this year.  The lowest closed sale so far is $241,000 and the highest is $500,000.  Currently there are six active listings, ranging from $339,900 to $529,000 and 11 days on market.
