Brookside Home Sales Slower in Aug 2014

Brookside sales continue to slow down as we head towards the end of the year.  The usual pattern follows strong sales in the spring and summer months; then fewer closings as the weather turns cooler.  Here are the August single family home sales  numbers for the Brookside area, using zip code 64113:

In August 2014, 23 homes sold.  Median sales price was $261,000 and 28 days on  market.  The lowest sales price was $222,250 and the highest was $355,000.  

In August 2013, 34 homes sold.  The  median sales price was $279,900 and 87 days on market.   The lowest sales price was $173,000 and the highest was $1.525 million.

An explanation for the drop in the median sales price would include the fact that the highest price sale this August was well under $1million. Most buyers purchased homes in Brookside  under $400K.  What is concerning is that fewer homes overall are selling, compared to last year. Checking year to date figures:

From Jan-August  2014, 186 homes sold at a median sales price of $311,000 and 36 days on market.

From Jan-August  2013, 216  homes sold at a median sales price of $291,000 and 47 days on market.  

Note that the days on market are fewer, for the month and year to date.  Buyers are snatching up the moderately priced homes in our zip code that are updated and move in ready.  The higher priced or overpriced homes that need updating continue to sit on the market.  

Currently there are 99 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $409,857.  The lowest list price is $175,000; the highest is $4.445 million.  Average days on market:  86.  Note that 60 of the 99 homes are priced over $350,000.  There is still a strong demand for updated Brookside homes priced under $350K–if  you have one ready to sell!

Armour Hills (Brookside) Home Sales Stats-July 2014

Time to check home sales stats for July in the Brookside subdivision of Armour Hills.  There was a drop in the median sales price … read on for my reasoning as to why that happened.  No need to panic fellow Armour Hills neighbors!  Let’s look at the specific statistics:

In July 2014, seven homes sold with a median sales price of $195,000 and 129 days on market.  The highest sale (the highest for this year so far) was $440,000.  With four of the seven homes sold below $200K, the average price drops way down.  This is unusual for our area–the median price is usually between $230-$260K most months.   

In July  2013, nine homes sold with a median sales price of $290,000 and 20 days on market.  The highest sales price that month was $410,000.

Now let’s compare year-to-date figures:

For the first seven months of 2014, 41 homes sold with a median price of $234,000 and 64 days on market.

For the first seven months of 2013, 49 homes sold with a median price of $250,000 and 66 days on the market.

We are falling behind in the number of homes sold this year compared to last, and prices are dropping. As has been the pattern this year, there is a lack of well priced, updated homes in Armour Hills–those sell the fastest.  When homes sit for a long time, the price continues to drop until a buyer feels the house is priced correctly and makes an offer.  I think prices will edge back up as we head towards the end of the year.

Currently there are 17 homes for sale in Armour Hills, with the lowest list price at $175K and the highest at $315K.

Brookside Home Sales Report – July 2014

Now that we are into the second half of the year, home sales will slow down..as is the usual pattern.  Most sellers put their home on the market in the spring, and move in the summer.  If you are looking for a home now, you may notice a lack of move in ready, well priced homes in the area (unless you are looking at homes priced over $500K).  We’ve had a shortage of inventory all year–not enough move-in ready properties.    Let’s look at the specific numbers..these are single family home sales from July 2014 in the Brookside zip code of 64113:

In July 2014, 32 homes sold.  Median sales price was $320,000 and 76 days on  market.  The lowest sales price was $166,000 and the highest was $707,500.  

In July 2013,  36 homes sold.  The  median sales price was $335,000 and 65 days on market.   The lowest sales price was $165,000 and the highest was $1.475 million.

The drop in median sales price can be attributed to the fact that this year, twelve homes sold at $350K or higher.  In July 2013, eighteen homes sold over $350,000.  When the more of the higher dollar homes sell, average prices are pushed up.

Checking year to date figures:

From Jan-July  2014, 163 homes sold at a median sales price of $300,000 and 74 days on market.

From Jan-July  2013, 187  homes sold at a median sales price of $295,000 and 88 days on market.  

Note the lack of inventory means fewer homes have sold.  The median prices is virtually the same.  Overall, I think we will end the year with an increase in average sales price for Brookside homes. Fewer homes sold indicates the lack of inventory for picky buyers–they will wait until they see what they want.   The fewer days on market reflects the desire for updated, well maintained and median priced homes–they always sell quickly. I still believe that overall, prices are up for Brookside compared to last year.

Currently there are 93 single family homes for sale in the Brookside zip code of 64113 with a median list  price of $377,000.  Most of the homes for sale – 57 out of 93- are priced over $350K, with 9 priced over $1million.  The strong demand for Brookside homes are those updated properties priced from $200-$350 to $400K.

Armour Hills (Brookside) Home Prices Up-April 2014

 

 

Brookside is in full bloom and home buyers are out, admiring our neighborhood!  I’m happy to report that Armour Hills homes sales for the month of April were up compared to one year ago.  Let’s examine the numbers:

Eight  homes sold in April 2014,  with an average median sales price of $235,000.   Average days on market: 73.

Four homes sold in April  2013, with an average median sales price of $196,285.    Average days on market:  69.

Twice as many homes sold this April than last, and at a  higher average sales price.  The homes that sold a year ago were in the lower priced category for our area.  In April of this year, the highest price sale was on  Brookside Road for $425,000 and the lowest sale was $162,900 on E Winthrope.  The days on market change isn’t significant.

Looking at year to date figures:

For the first four  months of 2014, 18 homes have sold in Armour Hills  at an average median price of $243,000 and 65 days on the market.

For the first four months of 2013, 16 homes sold at a median average price of $233,450 and 113 days on market.

Homes are selling faster this year, and at a higher average sales price…so far prices are up 4.9% this year!  As of today, there are 11 homes for sale in AH, with a median average price of $217,000 and 94 days on market.  Five of those homes are priced under $200K, the lower end for our area.  The spring home buying season is off to a strong start for Armour Hills!

Brookside Home Prices Rise in Feb 2014

It’s the last day of March 2014..and I am just squeaking in to report February 2014 home sales for Brookside!  The year is getting off to a strong start with average prices rising.  Here are the stats for single family home sales in the Brookside zip code of 64113, using median average pricing:

 

In February 2014, 11 homes sold.  Average list price was $305,000 and average sales price was $298,000.  Average days on market:  31. The highest sales price was $657,000 for a home on Morningside Drive; the lowest sales price was an Armour Hills home at $199,900.  

 

In February  2013, 14 homes sold.  The average  sales price was $293,000. Days on market: 135.  

 

You can see the average sales price is higher, and the average days on market is lower.  

 

Checking year-to-date figures:

 

Total homes sold in Jan/Feb 2014 was 24 and at an average sales price of $289,000 and 69 days on market.

 

Total homes sold in Jan/Feb 2013 was 31 and at an average sales price of $265,000 and 99 days on market.

 

It’s true that fewer homes were sold, but average price is up. This reflects the lack of inventory we have so far this year.

 

As of this writing, there are 78 single family homes for sale in the Brookside zip code of 64113 with an average list median price of $450,000. Buyers are actively looking for updated, well maintained homes in the $200-$300K range in our neighborhood.  It will be a busy Spring home buying season!

Waldo Home Prices Rise in 2013

As promised, this year I will begin reporting home sales stats for the Waldo area in the blog.  The geographical area I’m tracking is: 89th St to the south, Gregory to the north, State Line to the west and Holmes to the east–these are the boundaries defined by the Waldo Business Association.  Prices are up in Waldo for the 2013 year–let’s look at the numbers.

In 2013, 386 single family homes sold.  The median price was $133,000 and 79 days on market.

In 2012, 335 single family homes sold.  The median price was $121,500 and 110 days on market.

Overall, prices rose by 9.46% and days on market dropped by one month!  Currently, there are 83 active homes for sale in Waldo, with a median price of $125,000 and 107 days on market.  The lowest price home is $58,900 and the highest is $289,500.

Brookside (Kansas City MO) Home Values Up 9% in 2013

Another year completed…and what a year it has been for Brookside home values!  Overall, a hefty increase in average selling price from 2012. Let’s first  look at December 2013 figures, then move on to year-end statistics. The numbers below reflect single family home sales in the  Brookside (Kansas City MO) zip code of 64113:

In December  2013, 21 homes sold.  Average list price was $558,667 and average sales price was $508,900.  Average days on market was 99.

In December 2012, 16  homes sold at an average price of $298,788  and 88 days on the market.

Obviously that is a huge jump in average sales price. That’s  because a $3.65 million home closed in December (1217 W. 55th St), along with five other homes priced over $500K.  These sales pushed the average sales price way up.  Days on market were higher in December 2013 because generally it takes longer for the upper bracket homes to go under contract.

Now let’s compare 2012 to 2013 Brookside home sales:

From Jan-Dec 2013, 307  homes  sold  at an average price of $368,994 and 86 days on market.

From Jan-Dec 2012,  296  homes sold at an average price of $337,524 and 114 days on market.

There was a 9% increase in average sales prices between 2012 and 2013–excellent news for homeowners!  Days on market was less as well.  In 2013, I saw many more higher priced homes selling in our neighborhood, including several close and over the $1million mark.  Brookside has successfully weathered the housing crash and is again a strong area of interest for buyers.  Another indication of Brookside’s desirability as a neighborhood is the number of teardowns/new build jobs going up–I’ve seen three projects in varying stages of completion.

As of this writing, there are 69 single family homes for sale in the Brookside zip code of 64113 with an average list price of $729,282.  The highest priced listing is at 5550 Ward Parkway, priced at $4.25 million.  The lowest listed home price is on the 6400 block of McGee at $159,500.               .

Armour Hills (Brookside) 2013 Home Sales Report

All year I have monitored  Armour Hills (in Brookside)  home sales stats …and I knew the overall rise in prices would be around 10%.  Now that the data is in MLS, I am happy to report I was wrong. Average home prices went up way over 10%!  I will examine these year end numbers after we review December figures.

In December  2013, 7  homes sold.  The average list price was $231,686 and the average sales price was $225,343.  Average days on market: 82.

In December 2012, 6  homes sold.  The average list price was $241,933 and the average sales price was $231,233.  Average days on market: 62.

There was a drop in December average sales price compared to the previous year, and  homes ‘sat’ on the market a bit longer. This is because there are fewer buyers at the end of the year, and some of the homes on the market took longer to sell due to condition, price, location.

Here are the Armour Hills home sales stats, comparing 2012 to 2013:

In 2013, 82 homes sold with an average sales price of $262,462 and 59 days on market.

In 2012, 78 homes sold with an average sales price of $219,338 and 83 days on market.

Those figures represent a 17.8% increase in the average Armour Hills home sales price, and  homes sold 30% faster than in 2012.   I also checked the average price difference from 2011-2012: there was a 3.4% increase in average sold prices. Our average home price has tripled in one year!

Why the huge jump?  There were several home sales in our neighborhood that sold for over $300,000 and a few over $400,000.  The most expensive sale was $410,000.  The lowest sale was located on E Dartmouth, listed at $66,000 and sold for $115,000 (bidding war!); then flipped and sold a few months later for $303,500.

FInally, Armour Hills beat  the average Brookside home price increase (based on homes in the 64113 zip code).  Sold single family homes in 64113 increased 9% over 2012.  I will publish details on overall Brookside home sales in the next blog.

Brookside Home Sales Stats – Nov 2013

The year is almost over…and what a year it has been for Brookside home values!  Overall, a hefty increase in average selling price from last year.  Let’s examine the numbers for November–here are single family home sales stats in the main Brookside zip code of 64113:

In November  2013, 27 homes sold.  Average list price was $463,631 and average sales price was $427,150.  Average days on market was 78.

In November 2012, 24 homes sold at an average price of $440,492  and 154  days on the market.

There was a significant increase in average sales price compared to last year, and days on market was cut in half.  The highest price home that closed in November was in Sunset Hill at 1217 W 55th St for $3,650,000.

Now let’s compare to year-to-date figures:

From Jan-Nov 2013, 285  homes have sold  at an average price of $359,103 and 85 days on market.

From Jan-Nov 2012,  280  homes sold at an average price of $340,621 and 115 days on market.

You can see from the figures above that  Brookside homes are selling at a higher average price and in a shorter time frame. I think we will end up with a 10% increase in home prices over 2012–will know the exact numbers when I publish year end figures next month.

As of this writing, there are 82 single family homes for sale in the Brookside zip code of 64113 with an average list price of $700,167. The high average list price is due to 31 homes are for sale at a price of $500K or more; ten of the 31 homes are priced over $1million.

Armour Hills Home Sales – November 2013

PrintAs we wind down to the end of the year, the number of units sold per month in Armour Hills has dropped–following the usual bell curve of home sales during the winter months.  Still, average sales price is strong and homes are going under contract faster than last year.  Let’s look at the home sales report for Armour Hills in Brookside, November 2013:

In November 2013,  4  homes sold.  The average list price was $281,863 and the average sales price was $276,713.  Average days on market: 27.

In November  2012, 4  homes sold.  The average list price was $234,988 and the average sales price was $225,613.  Average days on market: 138.

Average home prices for November of this year are up considerably over last year.  As for days on market — less than half of what it was a year ago.

Here are the year-to-date figures:

In the first eleven  months of 2013, 74  homes sold with an average sales price of $261,653 and 55 days on market.

In the first eleven months of 2012, 72 homes sold with an average sales price of $218,347 and 84 days on market.

Should I make a prediction?  Yes:  Armour Hills home prices will have risen about 15% over last year once all the stats are computed next month.  We’ll see next month if I’m right!

As of today, there are 15 homes for sale in Armour Hills with an average list price of $261,582. Happy holidays everyone!
