Brookside Home Sales Report-March 2019

Spring is finally here!  You have probably noticed more and more ‘for sale’ signs popping up in your neighborhood.  More homes should close every month for the next 3=6 months; but checking the stats, Brookside home values are behind in 2019.  Let’s look at the numbers, using the main Brookside zip code of 64113:

The lowest closed price last month was $241,000 and the highest was $1.1 million.  More homes sold, but many of them sat on the market longer than the previous year.

Closed sales prices dropped 1.2% YTD compared to 2018.  That’s not a huge hit. However, prices have been rising the past few years (2016 was $382,000; 2017 was $394,230) during the same period.  Possible reasons could include the harsh winter we had this year, keeping buyers out of the market until later, and houses that don’t sell right away often reduce the price as the weeks go on with no offers.  A better picture will emerge as I report the stats for the very busy April/May/June home closings.

Currently there are 48 active single family home listings in Brookside, ranging in price from $224,000 to just shy of $4 million. The median list price is $399,950 and 38 days on market. 

 

Armour Hills Home Sale Report-Feb 2018

Are we headed for a slowdown in the housing market this year?  So far, not in the Brookside/Waldo area.  And in my neighborhood of Armour Hills, homes are still moving quickly although fewer are selling–so far. Here are the home sales stats for last month:

That median sales price was quite a jump from last February, however three of the four homes that closed last month were over $350,000.  Here are the YTD figures:

Home values are up 7% compared to last year.  Currently there are six homes listing in Armour Hills, with a median price of $339,925 and 21 days on market.

Waldo Home Sales Stats-Feb 2019

Spring is officially here and I think we are in for another strong homebuying season!  The first couple of months this year have been slow, probably due to the heavy snow and frigid cold weather of January and February.  Now it’s such a pleasure to hear birds chirping in the morning!  Here are the single family home sales stats for Waldo:

You’ll notice the huge jump in median sales price however–the majority of the homes that closed last month were over $200k, and three were over $300K–high for the Waldo area.  Fewer homes sold as well.

Compared to 2018, prices are up 31% in Waldo but I do think that’s a bit of a fluke–as the months go on, there won’t be that much of a consistent increase.  Currently there are 17 active single family homes on the market in Waldo, with a median list price of $285,000 and 27 days on market.

Welcome Spring! Finally, a week of warmer days to enjoy! Here’s the Brookside single family home sales report for last month, pulling stats from the 64113 zip code.  We are into the busy home buying and selling season!

Fun fact: highest sales price was $1.925 million last month! That’s one reason for the higher median price.  Here are YTD figures:

Although fewer homes sold, and were on the market longer, prices are up 6.3% compared to last year. Currently there are 44 homes for sale in Brookside, with a median list price of $454,475 and 30 days on market. Four of the homes are priced over $1 million; a total of 17 are over $500K.

Waldo Home Sales Stats-Jan 2019

Waldo home values shot up last year, and it looks like this trend will continue into 2019.  Here are the single family home sales stats from last month, with a comparison to one year ago. I’m using the street boundaries of State Line to Holmes and 71st St to 85th St.

Prices are up 25% compared to January 2018! That’s a bit extreme, even for Waldo.  Demand is strong as first time buyers keep jumping into the market and investors purchase for rentals or flips.  Currently there are 16 single family homes for sale in Waldo, with a median list price of $289,475 and 30 days on market.  The lowest list price is $168,000 and the highest is $359,950.

Brookside Home Sales Report-Jan 2019

Sold listings for Brookside last month were down compared to one year ago–could be due to the unusually cold and snowy winter we’ve had..or the lack of desirable inventory.  Here’s the stats, based on the main Brookside zip code of 64113:

The highest closed sale last month was $877,500; in January 2018 is was $1.6 million.  Median sales price was lower than one year ago because lesser priced homes sold than a year ago. 

Currently there are 32  single family homes for sale in Brookside, with a median list price of  $497,475 and 71 days on market. Twenty seven of these homes are priced over $400K. 

Armour Hills 2018 Home Sales Recap

Interesting year for home sales in Brookside’s Armour Hills subdivision.  So  many houses sold for way over the asking price, yet overall, value didn’t rise as much as I expected.  Let’s take a look at the stats, starting off with December figures.

Fewer homes sold in 2018, and home values rose just .8% compared to 2017.  Several AH homes sold last year for well over the asking price–many for $10-20K over, the highest was $38,000 above list price!  As you can see from the above list/sales price figures, most houses went under contract quickly and  closed at asking price.  Armour Hills is one of the most popular subdivisions in Brookside, and I feel demand will be strong in 2019.

Currently there are four homes listed, with a medium asking price of $364,450 and 58  days on market.

Waldo Home Sales Report-2018 Recap

Waldo continues to be a hot neighborhood for buyers…for the second year in a row, sales prices were higher than list price.  Let’s take a look at the December stats first, single family homes in Waldo using the boundaries of State Line to Holmes and Gregory to 85th St:

The lowest sale was $145,000 and the highest was $246,000.  Fewer homes went under contract though, probably due to lack of desirable inventory.

The number of homes sold overall dropped slightly; prices were up 15%!  Many sellers are getting list price or over –demand is very strong and I think it will continue into 2019.  Waldo is a great place to live!

Currently there are 21 active single family listings in Waldo, with a median price of $234,900 and 59 days on market.

Brookside Home Sales Stats-2018 Recap

I’m posting this blog a bit later than usual..just returned from a mid January vacation so I’m behind on the blogging!  After the buying frenzy that kicked off 2018, at the end of the year the stats were similar to 2017 home sales…however, prices did rise. First we will look at December stats, then YTD comparisons.  I am checking the main Brookside zip code of 64113:

Several more expensive homes closed last month, including five over $500K and one of those was a $1.75 million home.  Below is the 2018/2017 comparison:

The number of homes sold dropped slightly, but the days on market was virtually the same. Overall, prices were up 2.7% for the year.  Interesting, though, is the number of homes that sold over the asking price:  69 houses closed over list price, sometimes by as much as $25K!  The majority of these homes were in the under $400K price point.  The demand is for updated, well maintained homes at $350K or less.  Later this week I will post Waldo home stats–which I think will show a larger increase in home values compared to Brookside.

Waldo has such a large range of home pricing…I think that’s one reason it continues to be a popular location for buyers.  Prices are way up compared to last year. Here are the single family home sales stats for Waldo last month, using the boundaries of State Line to Holmes and Gregory to 85th St.

Home prices are up 15% over last year in Waldo, and as you can see, many houses are selling at or above the list price.  Currently there are 30 active listings, with a median sales price of $217,475 and 53 days on market.  Homes range in price from $64,900 to $375,000.
