It’s time for Meyer Fest – the St Peter’s sponsored family carnival that is open to anyone in the neighborhood!

It’s happening Saturday Oct 7, 2017 in two parts:  the carnival (games! music! food trucks!) from 9:30am-2:00pm, and then the block party (ages 18 and older) from 6-11pm.

Location is on Meyer Blvd between Holmes and Rockhill–so also note this section of the street will be blocked off Saturday.  Everyone is welcome!

Waldo Home Sales Stats – Aug 2017

Waldo home prices continue to climb this year…and houses are selling very fast!  Usually the market slows down after the July 4 holiday–not in Waldo!  Here are the Aug 2017 stats and comparisons to 2016.  The boundaries I’m using are State Line to Holmes; Gregory to 85th St.

August 2017

Median list price:     $175,000

Median sales price:  $178,000

No. of homes sold:       33

Days on market:           8

The highest sale was $326,000 and the lowest closed price was $115,000.  Notice the sales price was higher than the listed price!

August 2016

Median list price:      $150,000

Median sales price:   $146,000

No. of homes sold:       46

Days on market:          34

Comparing Aug 2017 to Aug 2016–a 21% increase in prices!  Here are year to date stats:

This year, homes are selling faster and for higher prices in Waldo.  Year to date, median sales price is up 7.6%.  Currently there are 23 single family homes for sale in Waldo, with a median list price of $163,900.

Design in the City Opens 2cd Location in Brookside

You may have noticed a new shop along 63rd St in Brookside:  Design in the City has moved into the former Reading Reptile location.  This is the second location for Design in the City; the first one is in Briarcliff.

IMG_3606Proprietor Mindy Diaz told me there were two reasons she chose this spot:  many of her customers wanted a ‘south’ location, and her best friend is Pam DiCappo, who owns Lauren Alexander next door.  She felt her lines of clothing and accessories would complement the other shops in the area.  This is a store you will love browsing in–everything is so  beautifully displayed! Jackets, pants, tops, purses, boots, hats and jewelry catch your eye at every turn.  Her most popular lines include Tart Collections, Sanctuary and Chaser Brand for clothing; she also has jewelry from Simon Sebbag, Kendra Scott and Tat2.  You’ll also find some fun gift and decor items here: pillows, party accessories, greeting cards, wall hangings, etc.  And of course, personal, friendly service is always present.

She worked for her Dad in a building supplies business for many years; then took some time off to raise her son.  She got the itch to go back to work and opened a home furnishings store in Parkville.  Then she switched to selling clothes when opening the Briarcliff store.  She loves having a store in Brookside because of the “amazing neighbors who support locally owned businesses”.

The Armour Hills subdivision in Brookside continues to be a desireable location for homebuyers this year–prices are up compared to 2016.  Here are the stats for August 2017, with a year to date comparison as well.

The highest closed price was $421,750 and the lowest was $235,000.  There is very little, if any, negotiation on list price.

Prices are up about 14% year to date–wow, that is quite a jump!  However, I don’t think final 2017 stats will show that much of an increase. Still, higher prices mean more equity for sellers and buyers are comfortable paying more to live in our neighborhood.  Currently there are five homes for sale in Armour Hills, with a median list price of $335,000 and 7 days on market.

As we get into the second half of the year…the home buying market starts slowing down.  Sales have been  strong this year in Brookside (list price under $450K); there is still demand, but most of the inventory is priced well over $500K.  Here is the August  2017 Brookside single family home sales report, using stats from zip code 64113:

Waldo Fall Festival This Saturday 9/16

You don’t have to live in Waldo to enjoy the Waldo Fall Festival…now in it’s 25th year!  

The big event is this Saturday, Sept 16 2017 in the parking lot at the southeast corner of 75th and Wornall.  This is a family friendly event, with rides, music, food trucks, games, a petting zoo and many local vendors displaying their services and products.  Hours are 10am-5pm.

The intersection of 75th and Wornall is always a challenge–so please remember if you plan to attend–use the bus, walk or bike over.  If you drive, plan to park a few blocks away on one of the less busy side streets.  And please be extra aware of extra heavy foot and vehicle traffic in the area.

In addition, St Elizabeth’s is hosting their annual barbecue contest Friday through Sunday at 75th and Main–that intersection will be blocked off to traffic as well.

New Small Business in Brookside: The Nut Cup

THE NUT CUP HAS CLOSED.

Brookside and Waldo are popular places for small business owners…I think this is the third locally owned new business I’ve written about in the past several weeks.  Today I will introduce you to The Nut Cup, an antique and collectibles shop that opened last month at  7021 Oak, next to Eclectics.

Owner Trish Skidmore has been in the antique and estate sale business for many years.  A friend  approached her about selling the contents of a small two bedroom home in Raytown.  The house was filled with vintage items (signs, toys, knick-knacks, quilts, furniture, etc) from years past.  It was a treasure trove of goodies that Trish wanted to display and sell to other folks who appreciate these classic items.  After looking at several  locations, she decided on the Brookside/Waldo area to rent space and opened The Nut Cup. 

There are a few very unique things (besides the merchandise) that  make this shop special.  First, children and pets are welcome!  Trish has a special section of the store called The Nutty Nook,  where kids can choose their own treasures and pick the sales price between $1-$5.  You will enjoy the fresh Waldo honey water she offers all of her visitors, it’s very tasty.    She also has a “wish wall”, with notes from customers who are looking for a particular item–if Trish has a match, she will get in touch.  There is a  large chalkboard with “Did You Know” facts posted every few days and don’t miss the bathrooms–one with a wall full of vinyl records and the other with old holiday decor (all items available for purchase).  If you like a riddle–examine her store front windows which always have a certain theme or phrase you have to guess, depending on what is displayed there.  And if you don’t find anything to purchase, Trish will give you one of her small batch homemade candles so you aren’t leaving empty-handed.nut cup inside

Trish loves to chat with those that stop by the store and wants people who come in to “make a memory” during the visit.  Her tagline for the store is actually Merchant of Memories. Hours for the store are Tuesday -Saturday 10am to 6pm; Thursday hours are noon-8pm.  Stop in and welcome Trish to Brookside–it is a real treat browsing through this store and visiting with her!

Waldo Home Sales Report – July 2017

Home prices are up again in Waldo–a trend that has been consistent this year.  There is a lot of demand and not enough inventory in the $150-$200K price range.  I’ve said that just about every month this year!

These figures are for Waldo single family home sales, using the boundaries of State Line to Holmes and Gregory to 85th:

Median list price:              $149,000

Median sales price:          $162,000

Average days on market:    11

July 2016

Number of homes sold:      43

Median list price:              $165,000

Median sales price:          $166,000

Average days on market:    9

The highest price sale in Waldo last month was $320,400 and the lowest was $64,250. Note the sales price was higher than list price–because many of the homes that closed were at or over the asking price.

Armour Hills in Brookside — a hot location for homebuyers this year!  Prices have really jumped up from one year ago.  Here are the July 2017 home sales for Armour Hills, and a comparison to last year.

Home prices are up 17% YTD!  It will be interesting to see what the numbers are for 2017 as a whole. I don’t think year end stats will be quite that high.  However, note that most homes are selling at list price or over.   Currently in Armour Hills there are five active listings with a median price of $385,000 and 41 days on market.
