Brookside Area Home Sales Statistics 2011

Hello fellow Brooksiders:

For today’s blog, I am comparing home sales statistics for the first six months of 2011 with the first six months of 2010 in two of the larger area subdivsions:

RockhillGardens: 

2010:  18 homes sold.  Lowest sales price was $65,000; highest sales price was $251,250.  Average sales price was $177,151 with an average of 103 days on market. 

2011:  12 homes sold.  Lowest sales price was $65,000; highest sales price was $256,000. Average sales price was $179,343 with an average of 118 days on market. 

Armour Hills:

 2010:  27 homes sold.  Lowest sales price was $90,000; highest sales price was $326,000.  Average sales price was $213,308 with an average of 94 days on market.

 2011:  25 homes sold.  Lowest sales price was $98,000; highest sales price was $272,000.  Average sales price was $207,287 with an average of 148 days on market. 

Keep in mind that in the first six months of 2010, buyers were taking advantage of the $8000 tax credit that was not available in 2011–that is one reason for the slower sales and longer days on market.  The increase of foreclosed homes has a big effect on bringing the average sales price down.  All information taken from Heartland MLS–deemed reliable but not guaranteed.

Armour Hills Board Meeting Recap May 2011

The board of the Armour Hills homes association met last night–here’s a brief recap of what was discussed:

We chose a replacement urn for the round island at W Dartmouth and 70th St.  The board approved purchase and installation costs for the new urn. We also approved funds to landscape the newer island at 70th Terrace and Brookside Road.  The blue spruce tree planted there will be removed and relocated to Arbor Villa Park.  Work on these two projects will begin within the next month.

We are still researching a memorial piece in honor of Pete Egan.  Under consideration are a bench or picnic table for Arbor Villa Park.

We will soon accept advertising in our Clarion newsletter.  Editor Sadie is working on pricing.

Mistie is working on a Welcome packet for new residents. We discussed what sort of information should be included.

The fountains on Rockhill and Edgevale are not working.  Although the pumps were replaced a few years ago with recirculating water pumps, these can’t handle the debris that get clogged in the pipes.  We are authorizing a plumber to review the pipes for repair. 

The board is considering hiring Fun Flicks for an outdoor movie night in the park one evening this summer.  Total cost would be around $1000.  The cost might be offset if we sell ads to show prior to the movie.

The pool at Arbor Villa Park will open June 12; hours are 1-6 Tuesday-Friday, and 1-5 Saturday and Sunday.  The quote we received to keep the pool open an extra week into mid August was $1000.  We felt that was a pretty high expense so will try to negotiate that cost.

Residents are welcome at our monthly board meetings!  Join us at the Country Club Congregational Church for our next meeting, on June 21 at 7pm.

Brief Summary–Armour Hills Annual Homeowners Assn Mtg

Last night was the Armour Hills Annual Homeowners Assn meeting.  Happy to say, we had our best attendance–over 60 people!  I think this was due to some extra promotion and a little different format as well.

In the past year, Armour Hills  HOA has accomplished quite a bit:  new wind screens on the tennis courts, new picnic tables in the park, the pool was sandblasted and painted, there’s a new island and sign  just off Brookside Rd at 70th (landscaping coming in the spring next year), and we signed a contract for snow removal for the winter of 2010/2011.  Still, at last night’s meeting we wanted to hear more of what the homeowners would like to see the association do–what are the priorities?  So Gunner Hand broke up the attendees into small groups and we all spoke out about some possible improvements and concerns for the neighborhood. 

All four breakout groups would like to see better contact and cooperation with the City of Kansas City MO when reaching out for information, complaints, problems.  A number of residents would like to see a better public school option and expressed concerns about the ongoing upheaval at Southwest High.  Better codes enforcement was mentioned, along with a printed Armour Hills directory, appointment of block captains, park improvements and neighborhood clean-up/sustainability workshops.  The board will take all of these suggestions, narrow them down to the top 4 or 5 we feel we can tackle, and report back to the residents through the Clarion.

Our city council representative Jan Marcusson was in attendance–she actually joined one of the break out sessions and listened to comments from the group.  Mayoral candidates Deb Hermann, Jim Rowland and Mike Burke also came by.  Deb and Mike left early–Jim stayed almost to the end of the meeting.

We elected two new board members, Dan Newman and Mistie Costaker.  David Pucci was re-elected to the board and serves as treasurer.  Finally, it was almost unanimous vote that a small annual increase in dues was passed.

Armour Hills is the Brookside subdivision with the largest number of homes. Overall, we have a great neighborhood and a very active HOA with so many caring residents who love living here.  Thanks to everyone who came to the meeting in support of our HOA!

My (Current) Favorite Listing

Oh I love this house!  I see a lot of houses every week, and this one keeps sticking in my mind.  It’s in Armour Hills (my neighborhood) and it is move in ready–which is what most people want these days. Totally updated.  It’s not my listing–wish it was!

Three bedrooms, two full baths, one half bath and a lovely screened porch.  A two car garage!  NOT a center hall plan–perfect for entertaining.  The kitchen opens to the dining room.

  Contemporary paint colors and tastefully decorated.  Plus, NEW WINDOWS.  That’s a big positive–to replace old windows is a chunk of money, usually around $500 per window. Listed at $289,950.  Why hasn’t this house sold? Oh that is the question these days.  I think it’s well priced, on a good block, has attractive curb appeal, a very  unique ‘hobbit’ door as I call it. The market has cooled considerably since the tax credit ended, and as we get closer to the holidays, sales naturally curl downward. People are hesitant to jump in, even though interest rates are at historic lows. Finally….if you have a house to sell, well,  most people nowadays won’t buy until they have a contract on the first one.

Armour Hills Home Sales Statistics

It’s been a while since I posted home sales stats for Armour Hills in Brookside…so here we go:

As of today, there are 36 homes for sale, ranging in price from $134,900 to $469,950. Averages days on market for these homes is 81; average listing price is $234,800. 

Since May, 18 homes have sold in Armour Hills; the average price was $224,800.  Looking at these stats, final sales price for an Armour Hills listing is about $10K below asking..and this doesn’t include any seller paid closing costs or repairs.

As we get into the dog days of August and back to school hoopla, showings have slowed down.  There seem to be very few serious buyers out there right now.  There are buyers who  want to ‘look around and see what’s out there’, and there are the usual buyers who want to see everything available, expecting  to find the perfect house for a bargain price.

 Right now is such a great time to buy because of the low interest rates–with a good credit score and down payment, I’ve seen rates quoted at below 4.5%!

One day the housing market will start looking better…and the key to the jumpstart is JOBS.

Armour Hills Home Sales Statistics December 2009

It’s been just too cold to get out for the past few weeks–not many homes on the Tueday realtor tour.  As the weather warms up and the snow thaws–there will be lots of new activity.  The first time buyers know that the deadline to buy is April 30 for the tax credit/refund–already I’ve been contact by three new buyers who are interested in buying by the deadline.

Today I will pass along December home sales statistics for Armour Hills-the largest homes association subdivision in the Brookside/Waldo area:

Homes sold in December:  3, with an average sales price of $232,574

New listings:  5, with an average list price of $246,680

Total active  listings:  22, with an average list price of $189,815. Average number of days for sale:  117.

The average list price for the homes on the market is lower than usual, because 5 listings are priced under $200K.  Most homes in the area are listed about that price. 

Other Armour Hills news:  the monthly meeting of the Armour Hills Homes Association board is 7pm on Jan 19 at the Country Club Congregational Church.  I plan to discuss private snow removal for our subdivision.  Will report back!
